About our pre-purchase roof survey in Eight Ash Green
Some roofs cannot be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, and the report arrives the same day. If airspace rules or the weather rule out a flight, we’ll say so and look from the ground, windows and the loft instead. We survey lead flashings and valleys, clay and concrete tiles and gutters and downpipes, and the problems we’re asked to look at most are quick fixes on flashings and valleys and standing water on a flat extension roof.
In a village or hamlet like Eight Ash Green, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Buying a home or a new roof in Eight Ash Green
Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. For a purchase or a newly finished roof, the materials decide which details matter most. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
If you let a flat or house near Marks Tey station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What affects the cost of pre-purchase roof surveys
Our packages start from £150, inc. VAT. The price for your roof depends on:
- Features like valleys, chimneys, dormers and parapets
- How many separate roofs there are, like extensions, dormers and garages
- Height and safe access
- The use of thermal imaging or a drone
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you want to find out.
What to tell us when you get in touch
There’s no need for technical words. Just let us know:
- Photos of the roof, taken safely from the ground or a window
- Where the property is, with the postcode
- Dates you are working to, such as exchange
- Where any leaks, stains or damp patches show inside
Unsure which package suits your roof? The easiest way is to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll explain the options and the price.
What a pre-purchase roof survey doesn’t cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Defects hidden under coverings or inside walls without opening up
- Confirmation of asbestos in cement sheets or soffits
- The condition of the rest of the house (that’s a RICS home survey)
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.

FAQs for Eight Ash Green
How do I find out if my home in Eight Ash Green is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover Eight Ash Green?
We do. Every survey there gets the same written report with photographs.
Does the weather affect the survey?
A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.
How long does a pre-purchase roof survey take?
On site, it usually takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Do you survey on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.
How the survey works
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It usually takes about one to two hours for a house, or half a day or so for a commercial building. Older roofs in small places like Eight Ash Green can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a photo-illustrated written report and recommendations before you exchange.
Preparing for the visit
- Find any records of previous roof work
- Tell us about parking before the day
- Show us where any leaks or stains appear
How to book
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

Roof by roof
Natural slate
Many older homes in London and South East England have slate roofs. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.
Flat roofs
Many homes have a flat roof somewhere, often over an extension. Felt roofs frequently last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.
Tips that help
A little preparation and a few simple habits help. Some pointers:
- Book once your offer is accepted
- Find out whether the roof has been replaced or patched
- Let us know your exchange date when you book
- Notice patches of new decoration in top-floor rooms
It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, especially where we have found patch repairs.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

When to book a survey in Eight Ash Green
Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.
Problems we come across often include:
- Sagging ridge lines or uneven roof slopes
- Chimney mortar that has eroded
- Blocked or leaking gutters
- Damp timbers or stains in the loft
If you live in an older home near All Saints Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
What to check before booking
- How long they’ve been surveying roofs
- What they won’t be able to tell you
- What the report includes, and whether it has photos
- Are they insured for the work?
