Common questions in Eight Ash Green
Is Eight Ash Green within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
Can a landlord with a rental near Marks Tey station book a roof survey?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or email us with the details, and we’ll talk through which survey suits.
Does the report include photographs?
Yes. We photograph the roof as we go, and they go into the written report.
Will you check the chimney is safe to use with a fire?
No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we will say if anything suggests the flue needs checking.
Do you need to get into the loft?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.
Chimney surveys for homes and businesses in Eight Ash Green
A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. Common reasons to book are damaged chimney pots and cowls and disused chimneys trapping moisture, on chimney breasts, brick chimney stacks and chimney pots and cowls.
Somewhere as small as Eight Ash Green, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

How we price chimney surveys
Several things affect the price of a survey:
- The size of the roof
- The type of building, from a house to a block or an office
- If the survey needs thermal imaging or a drone
- Whether you choose the Basic, Standard or Premium Survey
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
What to tell us when you contact us
We will typically ask about:
- Any deadline, such as an exchange date
- The kind of building and roof involved
- Where water is showing inside, if it is
- Where the property is, with the postcode
Our price is from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or email us with the details.
What we do, step by step
The visit has one job: to see as much of the chimney stack as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Older rural homes like those around Eight Ash Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- The report, with photographs and recommendations, is emailed to you.
Getting ready for the survey
- If you are buying, check with the agent that we can get in
- Keep pets out of the way during the survey
- For flats, check roof access has been agreed
Booking a survey
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.
Related advice
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Eight Ash Green homes and their roofs
In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you look after a shop, office or commercial unit, for example near Lion Walk, a dated report on the roof is useful for planning and for any lease discussions. Take a building like Holy Trinity CofE Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.
A survey can pick up problems such as:
- Damp on a chimney breast inside
- A chimney out of line
- Frost-damaged brickwork on the stack
- Pots or cowls that look unsafe

What a chimney survey doesn’t cover
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
- Structural calculations for a leaning stack
- Hidden damage within the stack
