Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where applicable. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. If you’ve noticed a stack that appears to lean and damp on a chimney breast inside, a survey will tell you what’s going on, on brick chimney stacks, lead flashings and chimney breasts alike.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey works

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Older roofs in small places like Copford Green can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Leave a clear route to the loft
  • Keep pets in another room

Do you need a chimney survey in Copford Green?

Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the roof space and outside, and the report recommends a structural engineer if support is a concern.

We’re often asked to look at:

  • Spalled or crumbling bricks
  • A chimney out of line
  • Redundant stacks capped without ventilation
  • Damp on a chimney breast inside

If you own a rental within reach of Marks Tey station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before booking any roof surveyor

  • How much experience they have with roofs like yours
  • Is there a chance to talk the report through?
  • Are they insured for the work?
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Copford Green questions

Does a conservation area affect roof work in Copford Green?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Copford Green?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

What’s the best way to book?

The quickest way is to phone 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will point you to the right survey. Surveys run seven days a week.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when you book.

Do you climb onto every roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Tell us about it as you book and we will explain what’s needed.

Local roofs in Copford Green

In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside plenty of post-war and newer estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 3.2 miles south lies Layer Marney Tower, a reminder of how long the area around Copford Green has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Take a building like The Stanway School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of St Michael and All Angels, its chimney, valleys and lead work are likely to be the parts that need attention first.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • Structural calculations for a leaning stack
  • Hidden damage within the stack
  • The inside of the flue, which needs a sweep or flue specialist

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

Prices for chimney surveys in Copford Green

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Which survey package you book
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The number of roofs, including extensions and garages
  • The roof’s overall size

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • What’s prompted the survey
  • What kind of property and roof it is
  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from the ground or a window

A quick phone call is normally the easiest start: call 07833 053749 or email us. You’ll have a price before anything is arranged.

Different roofs, different checks

Brick stacks

Many older stacks were built with lime mortar. We note where repairs should match the original mortar.

Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • File photos of the stacks with your home records
  • Glance at the stacks from the street now and then
  • Keep track of stains on chimney breasts
  • Leave close inspection to people with safe access

You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.
