Landlord roof survey in Copford Green

A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It does not give repair costs, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can deal with it first and budget for the rest. We survey shared roofs, flat roofs on blocks and blocks of flats, and the problems we are asked to look at most are flashings that have come away and parapets and upstands in poor repair.

Somewhere as small as Copford Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we look for on each type of roof

Roof spaces and lofts

Looking inside the roof often tells us more. We go into the loft where it is safe looking for water marks and gaps.

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We note what we can see.

What a landlord roof survey does not cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Confirming asbestos in older roof materials
  • Who pays under the lease (that is a legal question)
  • Structural calculations or an engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Converted houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Rented houses
  • Shared roofs
  • Blocks of flats

What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Around Copford Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We start by agreeing the scope, roof by roof.
  2. Access to flats and the roof space is arranged with you beforehand.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it is safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Keep pets in another room
  • For flats, make sure roof access has been agreed

Advice

When to book a survey in Copford Green

Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition or when.

A survey makes sense if you’ve noticed:

  • Worn ridges, hips and verges
  • Cracked or lifting flashings
  • Parapets and upstands in poor repair
  • Slipped or missing slates and tiles

If yours is one of the older homes in the streets near Church of St Michael and All Angels, its chimney, valleys and lead work are likely to be the parts that need attention first.

Choosing a roof surveyor

  • How they plan to inspect the roof safely
  • Whether the inside of the roof is included
  • What happens after the report arrives
  • How long the report takes to arrive

Older and listed buildings around Copford Green may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Local roofs in Copford Green

In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Layer Marney Tower about 3.2 miles south, Copford Green sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

Take a building like The Stanway School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Marks Tey station, a dated record of the roof is useful when planning maintenance across a let.

Copford Green questions

Does a conservation area affect roof work in Copford Green?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Copford Green?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you advise on who is responsible under the lease?

No, that depends on the lease, so speak to your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

What does a block roof survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Larger buildings are priced to suit. Just call 07833 053749 or email us for a price.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

How long will you be on site?

It normally takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. We’ll give you an idea as you book.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
