Gutter survey in Copford Green
Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. Typical surveys look at dripping or leaking gutter joints and fascia boards damaged by overflowing water, across parapet and box gutters, eaves gutters and downpipes.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Useful tips for Copford Green property owners
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Get trees that overhang the gutters trimmed
- Book gutter clearing once a year, more often near trees
- Look for downpipes coming loose
- Check for spilling water in a downpour
If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.

What a gutter survey looks like in Copford Green
In Essex, older buildings are frequently clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Copford Green has a long history of building, with Layer Marney Tower about 3.2 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Marks Tey station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as The Stanway School, a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as Church of St Michael and All Angels, old fixings, lead flashings and tall chimneys are typical of older roofs.

Honest limits
Some things cannot be seen without opening up the roof, so a survey has limits:
- The inside of a downpipe along its whole length
- Rot or damp concealed behind fascias or inside walls
- Pipes below ground level
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What our survey covers.
Roof types and parts we check
- Fascias and soffits
- Downpipes
- Parapet and box gutters
- Valley gutters
- Eaves gutters
- Outlets and hoppers
Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
The survey, step by step
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Copford Green, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it is safe, we check the loft for signs of water.
- A written report with photos and recommendations follows.

Copford Green questions
Can a landlord with a rental near Marks Tey station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or send us an email with the details.
Is my home in Copford Green listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
What does the report include?
It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.
Are you insured?
We hold professional indemnity and public liability insurance.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Do you take photos of the roof?
Yes. We photograph the roof as we go, and they go into the written report.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
