Independent landlord roof surveys in Eight Ash Green

For landlords and managing agents

Letting agents can arrange access with tenants. We survey on any day of the week, which can make access easier.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

How a landlord roof survey works in Eight Ash Green

Getting into every part of a building takes planning. The loft space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. Your agent or you arrange access, and we confirm what we need when booking. Where we can’t get into part of the building, the report says so. We survey shared roofs, gutters and downpipes and converted houses, and common reasons people get in touch are chimney stacks in poor repair and loose ridge or hip tiles.

In a village or hamlet like Eight Ash Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Questions from Eight Ash Green

Do you cover smaller places like Eight Ash Green?

Yes. Eight Ash Green is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

I let a flat near Marks Tey station. Can you check the roof?

Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and let us know about the building.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Do you test for asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes about one to two hours for most houses, and longer for a large or complex roof. In a small place like Eight Ash Green, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • Make a note of anything you’d like us to look at
  • Move anything stored under the loft hatch

Why it’s worth a survey now in Eight Ash Green

A contractor’s quote tells you what they propose to do. A survey gives you an independent view of the roof before you commission work, so you can compare quotes on the same basis. Older and listed buildings around Eight Ash Green may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

What a landlord roof survey looks like in Eight Ash Green

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If yours is one of the older homes in the streets near All Saints Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you run a business near Lion Walk, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Do you need a landlord roof survey in Eight Ash Green?

Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition or when.

These are some of the problems a survey can pick up:

  • Cracked or leaning shared chimneys
  • Worn ridges, hips and verges
  • Damaged party-wall upstands or parapets
  • Damp or stains in top-floor flats

If you let a flat or house near Marks Tey station, a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • Whether the loft is part of the inspection
  • What exactly goes into their report
  • Is there a chance to talk the report through?
  • Their track record with similar roofs
