Flat roof survey in Eight Ash Green

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We’re often asked to look into outlets that hold water back and upstands pulling away from walls, across upstands and outlets, mastic asphalt and single-ply membranes.

Older buildings in small places like Eight Ash Green may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

Flat roof surveys around Eight Ash Green

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Take a building like Holy Trinity CofE Primary School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you own one of the older houses in the streets near All Saints Church, flat-roofed rear additions and dormers added over the years are worth checking.

What a flat roof survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the membrane without opening it up
  • A promise that the roof won’t leak in future
  • Testing older roof sheets for asbestos

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • Felt flat roofs
  • EPDM rubber
  • Mastic asphalt
  • GRP fibreglass
  • Upstands and outlets
  • Single-ply membranes

Prices for flat roof surveys in Eight Ash Green

The price reflects the time and kit the roof needs. That comes down to:

  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • Roof area
  • House, block, shop or office

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

Helping us price your survey

We’ll typically ask about:

  • Your postcode, so we can check access and travel
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any deadline, such as an exchange date
  • Where water is showing inside, if it is

When you’re ready to go ahead, ring 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

When to book a survey in Eight Ash Green

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.

Things that often lead to a survey include:

  • Ponding water that does not drain away
  • Cracked or split membrane
  • Edge trims that have lifted or split
  • A sagging deck under the covering

Shop and office owners around Lion Walk may find that flat roofs over shops and units are easy to forget until water comes through a ceiling.

What to check before booking

  • Whether you can ask questions once you have the report
  • Whether the loft is part of the inspection
  • Which parts of the roof they’ll actually see
  • Whether you get a written report with photos

What’s in a roof survey

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Before and after the survey

Here are a few things we’d tell any owner:

  • Keep clear of rooflights and fragile roof sheets
  • Plan a survey before the covering reaches the end of its usual life
  • Note any new marks on ceilings beneath the roof
  • Look for standing water a day after rain

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photograph of each defect, so others can follow it without going up to look.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Common questions in Eight Ash Green

Do you cover Eight Ash Green?

Yes. We survey roofs across London and the South East, and Eight Ash Green is part of that. You can call 07833 053749 or send us an email with the address and some details.

Does a conservation area affect roof work in Eight Ash Green?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How experienced are you?

More than 5,000 surveys over 20+ years.

How long is the visit?

Expect it to take between one and two hours for a house, while a commercial roof takes nearer three to four hours. The written report follows by email.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

What’s in the report?

A written report with photographs, covering the condition of the flat roof, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Do you go up onto the roof?

We inspect from wherever is safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.

How the survey works

The aim of the visit is simple: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit typically takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Older roofs in small places like Eight Ash Green can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Preparing for the visit

  • Note where any stains or damp appear
  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed
