Pre-purchase roof survey in Wivenhoe Quay

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company. We look at as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. Typical surveys look at worn or lifted lead flashings and patch repairs that may hide an ongoing problem, across chimney stacks, gutters and downpipes and natural slate.

Bungalows, chalet bungalows and older cottages are common in smaller places like Wivenhoe Quay, many of them extended or given dormers over the years. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Wivenhoe Quay. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Share the report with your solicitor
  • Ask who repairs the roof under the lease
  • Ask the agent to make sure the loft hatch can be opened
  • Arrange the survey as soon as your offer is agreed

It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions.

Once you’ve moved in, keep gutters, valleys and outlets clear, particularly after autumn. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.

What happens on the day

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey typically takes about one to two hours at a typical house, with time for the loft where it can be reached. In a smaller place like Wivenhoe Quay, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

Before the survey

  • Leave a clear route to the loft
  • Check pets are kept safely away
  • Let us know about parking before the day

Advice

When you need someone else

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • A structural engineer’s report
  • Anything beyond the roof, which a full home survey covers
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

What this survey covers

  • Lead flashings and valleys
  • Natural slate
  • Clay and concrete tiles
  • Chimney stacks
  • Gutters and downpipes
  • The roof space
  • Flat-roofed extensions and dormers

Different roofs, different checks

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. We look at their linings and outlets from wherever is safe.

Buying a home or a new roof in Wivenhoe Quay

Wivenhoe Quay lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a close look whether you are buying or signing off new work. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Landlords with a home close to Wivenhoe station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you live in an older home near The Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What you can safely check yourself

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Common questions in Wivenhoe Quay

Is Wivenhoe Quay within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does being near the coast affect roofs in Wivenhoe Quay?

It can do. Wivenhoe Quay is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Is your roof survey a RICS survey?

No. It’s a roof survey by an experienced roof surveyor, with a written report and photographs. It is not a RICS survey and does not cover the rest of the house.

How quickly will I get the report?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you need access inside the house?

Ideally, yes. We look in the roof space where there’s safe access, and upstairs windows give useful views. Access is typically arranged through the agent or seller.
