How a pre-purchase roof survey works in Fingringhoe
A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. If you’ve noticed standing water on a flat extension roof and gutters choked with leaves and moss, a survey will tell you what’s going on.
Somewhere as small as Fingringhoe, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

Do you need a pre-purchase roof survey in Fingringhoe?
Blocked or leaking gutters do damage that is not obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.
A survey can pick up problems such as:
- Old water stains in the loft space
- Blocked or leaking gutters
- A ridge or slope that dips
- Blistered or split felt on a flat roof
Landlords with a home close to Wivenhoe station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Choosing a roof surveyor
- Their insurance cover
- Which viewpoints they use to see the roof
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether the inside of the roof is included
Fingringhoe: your questions answered
Will you come out to Fingringhoe?
Yes, Fingringhoe is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Is my home in Fingringhoe listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it when you book and we’ll plan the survey around it.
How long will you be at the property?
The visit usually takes between one and two hours for a house; commercial roofs usually need 3–4 hours. We’ll give you an idea of timing when you book.
Will you climb onto the roof?
Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. The Premium Survey adds a drone inspection where applicable.
When is the best time to have the roof checked when buying?
Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.
Is your roof survey a RICS survey?
No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It is not a RICS survey and does not cover the rest of the house.
How we price pre-purchase roof surveys
Not every roof costs the same to survey, for these reasons:
- Height and safe access
- How big the roof is
- The type of building, from a house to a block or an office
- Which survey package you book
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.
Helping us price your survey
Getting the details right at the start saves time. Please include:
- Your timetable, such as an exchange date
- Why you want a survey: buying, a leak, a storm or new work
- Photos of the roof, taken safely from ground level or a window
- Whether there is a loft hatch, a shared roof or tricky access
If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.
Useful tips for Fingringhoe property owners
A few practical points come up again and again on our surveys. They apply to most roofs:
- Watch for stains or fresh paint on ceilings below the roof
- Do not leave it until just before exchange
- Ask the agent to check the loft hatch can be opened
- Request records of any re-roofing
We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.
Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
How the survey works
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Older roofs in small places like Fingringhoe can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photos and recommendations before you exchange.
Before we arrive
- Have any paperwork from past roof work to hand
- Point out any leaks or damp patches
- Keep pets out of the way during the survey

Should I look at the roof myself first?
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Local roofs and buyers in Fingringhoe
Fingringhoe lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
Take an older house close to Church of St Andrew: the roof may have had decades of patch repairs, and the survey shows where they are.

What we look for on each type of roof
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack.
Natural slate
Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.
