Thermal roof survey in Fingringhoe: what you get

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. We then check those areas with moisture readings. We’re often asked to look into leaks that are hard to trace and wet areas near outlets and upstands, on insulated roof spaces, ceilings below the roof and pitched roof slopes.

Older buildings in small places like Fingringhoe may be listed or in a conservation area. A look from the air or with a thermal camera doesn’t touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a survey costs

When we price a survey, we consider:

  • The use of thermal imaging or a drone
  • The shape of the roof and its details
  • Commercial roofs and larger buildings
  • The height of the building and how the roof can be seen safely

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

Getting in touch

Some details help us point you to the right survey and price. When you contact us, it helps to mention:

  • When you need the report by
  • Photos of the roof, taken safely from the ground or a window
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block

When you are ready to go ahead, phone 07833 053749 or email us. We will suggest a package, agree the price and find a date, weekday or weekend.

What happens if roof problems are left?

Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. In a small place like Fingringhoe, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Why us?

  • Packages from £150, inc. VAT
  • More than 20 years surveying roofs
  • A report with photos
  • CAA-registered drone operator (Flyer ID and Operator ID)

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. For a village or hamlet like Fingringhoe, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Agree roof access with the managing agent if it is shared
  • Dig out any old roof reports or invoices

Advice

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Photograph damp patches with the date
  • Heat the home normally on the days before
  • Keep a record of when stains appear
  • File the images with your roof records

If the images suggest moisture that cannot be confirmed, we’ll say what would help next, for instance electronic leak detection or a roofer opening up a small section.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

What a thermal roof survey does not cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Structural calculations, which need a structural engineer
  • Confirming water without moisture readings
  • The condition of timbers we cannot see

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.

Drones, thermal imaging and Fingringhoe roofs

Fingringhoe is within about 2 miles of the coast, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

If your house is among the older ones in the streets near Church of St Andrew, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. Take a building like Fingringhoe Church of England Voluntary Aided Primary School: thermal images can show where wet insulation sits under a big flat roof. Shop and office owners around Lion Walk may find that thermal images can show trapped moisture across a wide commercial roof.

Fingringhoe is about 4 miles south-east of Colchester, in Essex. We cover Fingringhoe and the rest of Essex. Across Essex, we cover Fingringhoe. We also survey roofs in Chelmsford.

We work across CO5 for thermal roof surveys and the streets around it. If you need a thermal roof survey at a property on Church Road, Chapel Road and Dudley Road or a nearby road, we can survey it. Close by, we survey roofs in East Donyland (1 mile north-east), High Park Corner (1 mile east), Rowhedge (1 mile north), Abberton (1 mile south-west) and Wivenhoe Quay (1 mile north-east). Further out, we also cover Colchester (4 miles north-west), Clacton-on-Sea (9 miles east), Maldon (14 miles south-west), Witham (13 miles west), Harwich (15 miles north-east) and Camulodunum (4 miles north-west).

FAQs for Fingringhoe

Is Fingringhoe in the area you cover?

Yes. Our area covers London and the South East, and Fingringhoe is part of that. Just call 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Fingringhoe?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will the camera show exactly where the water is?

No, not on its own. It shows surface temperature, and wet areas can show up because they hold heat differently. That is why we check any patterns with moisture readings.

Is thermal imaging good for finding leaks?

It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It is used alongside a close inspection and moisture readings, as the camera alone can’t prove a leak.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Is thermal imaging useful on pitched roofs?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we also look from the loft where it’s safe.
