Thermal Roof Survey in Colchester
A careful look at the roof at your property in Colchester, with photographs and a written report.
- Gaps in loft insulation
- Cold spots on ceilings under the roof
- Leaks that are hard to trace
What this survey can’t tell you
It is a careful look at the roof, not the whole story. The main limits are:
- The condition of timbers we can’t see
- A formal energy assessment
- A structural engineer’s assessment
If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. What our survey covers.

Thermal roof survey in Colchester
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where applicable, a structural analysis and a same-day report. There’s an in-person consultation as well, plus a follow-up 12 months later. To book, just phone 07833 053749 or send us an email with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. If you’ve noticed missing or slipped insulation and cold areas below the roof, a survey will tell you what’s going on, on insulated roof spaces, flat roofs and loft conversions alike.
In a place the size of Colchester, plenty of roofs are tall, steep or very large, and they’re hard to see well from the street. A drone gives close-up photos, while thermal imaging can show patterns that point to trapped moisture or missing insulation. Which suits depends on the question you need answering. Both depend on the weather on the day.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. If you have questions on the day, just ask. In a place the size of Colchester, the building you want surveyed may be a house, a flat above a shop or a whole block. Let us know the type of building and who can let us in, so the right access is in place on the day.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Preparing for the visit
- Leave a clear route to the loft
- Note where any stains or damp appear
- If it is not your property yet, arrange access through the agent

How the survey changes by roof type
GRP fibreglass roofs
GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.
Felt and asphalt flat roofs
Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. We confirm any patterns with moisture readings.
Common questions in Colchester
Is my home in Colchester listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover Colchester?
We do. The survey and report are the same in Colchester as anywhere else, and visits run on weekdays and weekends.
Is thermal imaging included in your surveys?
It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.
What happens after the survey?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Can you use a thermal camera on a sloping roof?
It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.
Will you go up on the roof?
Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.
What affects the cost of thermal roof surveys
Prices always include VAT. The things that change the price are:
- The use of thermal imaging or a drone
- House, block, shop or office
- Whether you choose the Basic, Standard or Premium Survey
- The shape of the roof and its details
Thermal roof survey starts from £400, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.
Booking your survey
These details help when you contact us:
- Where water is showing inside, if it is
- How the loft is reached, if there is one
- Your timetable, such as an exchange date
- The style of property, from a terrace to a block
When you’re ready to go ahead, phone 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date.
Airspace, weather and Colchester roofs
Colchester is within about 5 miles of the coast. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
For site and facilities teams at buildings such as Colchester Sixth Form College, a drone or thermal camera can show a large roof in a single visit. If yours is one of the older homes in the streets near Church of St Peter, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you run a hotel or guest house in or near Colchester, a roof problem can mean rooms out of use, so it pays to find faults before guests do.

For landlords and managing agents
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or drop us an email with the addresses.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.
Before and after the survey
Most of what helps is simple and safe from ground level. A few suggestions:
- Keep outlets and gutters clear to stop water sitting
- Keep the heating on as usual before a heat loss survey
- Keep dated photos of any marks on ceilings
- Clear a path to the loft hatch before we arrive
If the images suggest moisture that can’t be confirmed, we’ll say what would help next, for example electronic leak detection or a roofer opening up a small section.
Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.
