Thermal roof survey in Malting Green: what you get
A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera doesn’t see water itself, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey flat roofs, insulated roof spaces and pitched roof slopes, and people most often book us about missing or slipped insulation and patches of heat loss across the roof.
Some older homes in villages like Malting Green are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we can’t see
Some things can’t be seen without opening up the roof, so a survey has limits:
- Proving moisture from the images alone
- Clear results when the conditions on the day are poor
- Whether the deck or roof structure is strong enough
If in doubt, phone 07833 053749 or email us and we will suggest the right survey before you book. What our survey covers.
What we check
- Ceilings below the roof
- Loft conversions
- Flat roofs
- Insulated roof spaces
- Commercial roofs
- Pitched roof slopes
Tips that help
Small things make a difference. Our tips:
- Clear a path to the loft hatch before we arrive
- Keep the heating on as usual before a heat loss survey
- Ask us about the forecast if rain is expected
- File the images with your roof records
After the visit, we put the thermal images, photos and moisture readings into one report. Each image is explained in plain words, alongside what we recommend. With a Premium Survey, you get the report the same day.
Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.
What happens if roof problems are left?
A damp patch that keeps coming back typically has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, instead of trying repair after repair. In a small place like Malting Green, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
What affects the cost of thermal roof surveys
To price your survey, we check:
- The package you choose: Basic, Standard or Premium
- The shape of the roof and its details
- Height and safe access
- The roof’s overall size
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Getting in touch
A little information up front helps. Please include:
- Your postcode, so we can check access and travel
- Access details, such as a loft hatch or a shared roof
- Your timetable, such as an exchange date
- Any photos you have, taken from the ground or a window
Not sure which survey you need? It is easiest to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.
The survey, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere like Malting Green needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We look at the roof from ground level, from windows and from the roof itself where it is safe.
- Thermal images are taken to show differences in surface temperature.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
How to prepare
- Make sure the loft hatch can be reached
- If it is not your property yet, arrange access through the agent
- Unlock side gates and any roof access doors

Drones, thermal imaging and Malting Green roofs
Malting Green lies within about 4 miles of the sea. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. The wider area around Malting Green has a long history of building, with Layer Marney Tower about 3.7 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
