Questions from Malting Green

Will you come out to Malting Green?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Malting Green?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can thermal imaging help find my roof leak?

Thermal imaging is used where it is useful, and it’s part of the Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

Will you walk on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Will you check the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Roof leak investigations for homes and businesses in Malting Green

The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, and the repair itself is a separate job. We’re often asked to look into drips in the loft during heavy rain and leaks that appear only in driving rain, across chimney stacks, flat roof details and valleys and parapet gutters.

Being in a small place like Malting Green makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Landlords, agents and block managers in Malting Green

Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

What a survey costs

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • Commercial roofs and larger buildings

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

Helping us price your survey

Before you get in touch, it helps to have:

  • What kind of property and roof it is
  • The address and postcode of the property
  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them

Every survey is priced before it is booked, so you know the cost up front. Roof leak investigation starts from £150, including VAT. For a price for your roof, phone 07833 053749 or send us an email.

How it works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It typically takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. In a small place like Malting Green, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the roof space above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Preparing for the visit

  • Check pets are kept safely away
  • Note where any stains or damp appear
  • Have any questions written down, so nothing gets missed

Advice

Different roofs, different checks

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. Even a single gap can let water in.

Valleys

A valley leak can appear well away from the valley inside. From inside the roof space, we follow the water’s route back.

What a roof leak investigation looks like in Malting Green

The coast is about 4 miles or less from Malting Green, and places near the sea get more salt in the air and more wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. The covering and its details give the first clues when tracing where water is coming from.

Historic houses like Layer Marney Tower, about 3.7 miles south-west, show how far back building around Malting Green goes. Older roofs in the area may have lead flashings, valleys and gutters that have been patched many times. If you own one of the older houses in the streets near Church of St Andrew, lead flashings, valleys and old chimneys are typical places for water to get in. For businesses in and around places like Lion Walk, a quick answer on where water is coming in keeps a business running.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the covering or behind the plaster
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Whether rotten timbers meet design loads

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.
