Rented homes, blocks and businesses

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

About our thermal roof survey in Abbey Field

Your report sets out the thermal images alongside ordinary photographs, so it is easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. Common reasons to book are possible trapped moisture under a flat roof covering and leaks far from where the stain appears, across insulated roof spaces, loft conversions and commercial roofs.

In smaller places like Abbey Field, many homes are bungalows and houses with roofs you can partly see from ground level. The parts you can’t see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day. Even so, a close-up image often shows wear on ridges and flashings that a view from the ground misses.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What a thermal roof survey looks like in Abbey Field

Abbey Field lies within about 5 miles of the sea, and wind off the sea can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you live in an older home near St Michael's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Hotels and guest houses near Abbey Field cannot easily close rooms for a leak, so it pays to find faults before guests do. For site and facilities teams at buildings like Montgomery Junior School, big roofs are where close-up aerial shots and thermal images show the most at once.

Tips from our surveys

You don’t need to be a roofer to help. Here’s what helps most:

  • Make sure the loft can be reached safely
  • Ask us about the forecast if rain is expected
  • Don’t climb onto the roof to look for leaks yourself
  • Keep the report to compare against after any repair

We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.

Prices for thermal roof surveys in Abbey Field

Prices always include VAT. The things that change the price are:

  • Whether you choose the Basic, Standard or Premium Survey

  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages

To find out what your survey will cost, phone 07833 053749 or send us an email and tell us about the roof. The price is agreed before a date is set.

What we need to know

  • Anything about access we should know
  • The address and postcode of the property
  • Any photos you have, taken from the ground or a window
  • What made you get in touch

Your questions about thermal roof surveys in Abbey Field

Do you cover smaller places like Abbey Field?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you carry out roof surveys in Abbey Field?

Yes. Our area covers London and South East England, and Abbey Field is part of that. You can ring 07833 053749 or send us an email with the address and some details.

Can you give me structural calculations?

No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when booking.

What happens after the survey?

You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you check my loft insulation with a thermal camera?

The camera can point to heat loss and gaps in insulation. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.

What we look for on each type of roof

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.

What happens on the day

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. A visit to Abbey Field is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before we arrive

  • For flats, check roof access has been agreed
  • Check pets are kept safely away
  • If you’re buying, let the agent know when we’re coming

Related advice

What happens if roof problems are left?

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. Arranging work in a smaller place like Abbey Field is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
