Thermal roof surveys in Birch

Thermal roof survey in Birch

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when booking, and our report notes the conditions and how they affected what we saw. We survey ceilings below the roof, loft conversions and pitched roof slopes, and people most often book us about missing or slipped insulation and heat escaping through the roof.

In a village or hamlet like Birch, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from ground level. Weather and airspace are checked ahead of the visit, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

After the visit, you get a written report with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Thermal roof surveys around Birch

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Layer Marney Tower, about 1.7 miles south-west, is one of the historic houses in the wider area around Birch. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Church of St Peter and St Paul are frequently among the oldest in a place, and if you own one of the older houses nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Birch is about 5 miles south-west of Colchester, in Essex. Whether the building in Birch is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

What happens on the day

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Older rural homes like those around Birch can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We look at the roof from the ground, from windows and from the roof itself where it’s safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before we arrive

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Photograph damp patches with the date
  • Leave the roof to people with safe access
  • Clear leaves from outlets and gutters each autumn
  • Clear a path to the loft hatch before we arrive

Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Do you need a thermal roof survey in Birch?

Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which suits a purchase that is moving quickly.

Most people get in touch when they’ve noticed one of these:

  • Wet insulation beneath the membrane
  • Water getting in at parapets and stacks
  • Cold spots on ceilings under the roof
  • Moisture around outlets and upstands

If you look after a building such as Birch Church of England Voluntary Aided Primary School, big roofs are where close-up aerial shots and thermal images show the most at once.

Questions to ask before you book

  • What’s outside the scope of the survey
  • What happens after the report arrives
  • Their track record with similar roofs
  • How long the report takes to arrive

What a good roof survey covers

Roof by roof

Pitched slate and tile roofs

Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We back up what the camera shows with a look in the loft where we can.

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.
