How electronic leak detection works in Birch

Our ELD testing covers flat roofs in Birch and the rest of London and South East England. A visit normally takes as long as needed for the membrane area and the build-up, which we’ll explain when we quote. Electronic leak detection is quoted for your roof, because the method depends on the roof. You get a written report with photos. Common reasons to book are holes around roof penetrations and damage from equipment installers, on green roofs, flat roof membranes and liquid-applied waterproofing.

Older buildings in small places like Birch may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

After the visit, you get a report with photographs, emailed to you. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take a length of time set by the roof’s area and construction, which we set out in the quote. Somewhere like Birch needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photos shows where each breach is.

Before we arrive

  • For a flat or shared roof, check access with the building owner or managing agent
  • If it is not your property yet, arrange access through the agent
  • Make sure pets are kept safely away

Advice

Common questions in Birch

Do you cover smaller places like Birch?

Yes, Birch is on our map. Villages and rural addresses get the same survey as a town house.

Is Birch in the area you cover?

Yes, Birch is within the area we cover. We survey roofs across London and the South East. You can call 07833 053749 or drop us an email with the address and some details.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it when booking and we will explain what’s needed.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

What is electronic leak detection?

ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached, which shows us where the hole is.

Can you test a green or ballasted roof?

It can be possible, depending on the roof. Covered roofs limit the methods we can use, so we check the build-up first.

Landlord and commercial surveys in Birch

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Different roofs, different checks

Single-ply membranes

Punctures from foot traffic and equipment are common on single-ply roofs. Testing helps find them.

Liquid-applied waterproofing

What lies under a liquid coating decides if ELD will work.

Electronic leak detection in Birch: local notes

Layer Marney Tower, about 1.7 miles south-west, is one of the historic houses in the wider area around Birch. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

If you live in an older home near Church of St Peter and St Paul, flat-roofed rear additions and dormers added over the years are worth checking. If you let a flat or house near Marks Tey station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Birch is about 5 miles south-west of Colchester, in Essex. Anywhere in Birch, we can carry out electronic leak detection at your property, on a weekday, Saturday or Sunday. Our Essex coverage includes Birch. There’s also a page for Chelmsford.

Common roof problems in Birch

Other trades on the roof can puncture the waterproofing. Fixings, equipment and foot traffic can leave small holes.

People usually book a survey after spotting something like this:

  • Holes left by work on the roof
  • Leaks that return after repairs
  • Breaches around outlets and penetrations
  • Waterproofing to test before it’s covered

For site and facilities teams at buildings like Birch Church of England Voluntary Aided Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Before you book anyone

  • How soon the report will arrive
  • Whether you can ask questions once you have the report
  • Whether the inside of the roof is included
  • How they plan to inspect the roof safely

What to expect from a roof survey

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Moisture spread under the membrane
  • Build-ups without a suitable layer below
  • Parts of the roof covered by fixed equipment

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Liquid-applied waterproofing
  • Green roofs
  • Roof terraces and balconies
  • Commercial flat roofs
  • Flat roof membranes
  • Single-ply roofs

What affects the price in Birch

The price reflects the time and kit the roof needs. The main factors are:

  • The type of building, from a house to a block or an office
  • The roof’s overall size
  • Height and safe access
  • If the survey needs thermal imaging or a drone

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

What to tell us when you contact us

What helps most when you contact us:

  • Where water is showing inside, if it is
  • The kind of building and roof involved
  • Dates you’re working to, such as exchange
  • Any photos you have, taken from the ground or a window

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.
