Storm damage roof report in Wivenhoe Quay

The Financial Ombudsman asks three questions when it looks at storm complaints: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. Typical surveys look at damaged flat roof membrane and stains appearing after strong winds, across gutters and fascias, ridges and hips and flat roofs.

Houses in smaller places like Wivenhoe Quay can stand more in the open, where driving rain gets into any gap at a ridge, verge or flashing. A leak that only appears in certain weather often points to an exposed detail. It is useful to know when and where the water appears. The gutters on the most exposed side can overflow too.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

FAQs for Wivenhoe Quay

Does being near the coast affect roofs in Wivenhoe Quay?

Frequently, yes. Wivenhoe Quay is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is my home in Wivenhoe Quay listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you check the loft?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

What do I do if water is coming in?

Emergency cover over a damaged roof should be arranged with a roofer. Take photos from ground level first if it is safe. Keep receipts for any emergency work.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How it works

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take about one to two hours at a house, and longer if the damage is spread across a large roof. A visit to a smaller place like Wivenhoe Quay is no different on the day: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.

  1. We start with the details: when the storm hit and what damage you can see.
  2. We inspect the roof from safe viewpoints and from the loft where there’s access.
  3. We photograph and record every area of damage we can see.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. We send you a written report with photos, ready to give to your insurer.

Preparing for the visit

  • Note where any stains or damp appear
  • Buyers: confirm access with the estate agent or seller

What we cannot see

Before booking, it’s worth knowing what a survey won’t do:

  • What’s beneath slates, tiles or membranes
  • Your insurer’s view of the claim
  • Whether your insurer will pay the claim

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and does not.

Storm damage roof reports in Wivenhoe Quay: local notes

The coast is about 2 miles or less from Wivenhoe Quay, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. Older buildings in Essex frequently have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these roof types has its own typical places for water to get in.

If you live in an older home near The Church of St Mary, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you let a flat or house near Wivenhoe station, a tenant living with a leak needs the cause found, not just the stain painted over. If you run a business near Lion Walk, a quick answer on where water is coming in keeps a business running.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Keep invoices for temporary repairs
  • Read your policy wording on storm damage
  • Ask a roofer for emergency temporary protection if water is coming in
  • Check your policy for how to report damage

Once we have been, the findings are written up with photos. It sets out what is damaged, the likely cause and any signs of older wear. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

After a storm, look at the roof from the street or garden. With binoculars, you can frequently spot problems without climbing. Do not go up a ladder to look.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What affects the price in Wivenhoe Quay

When we price a survey, we consider:

  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

Getting in touch

We will normally ask about:

  • What made you get in touch
  • Where any leaks, stains or damp patches show inside
  • Dates you’re working to, like exchange
  • The style of property, from a terrace to a block

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To get started, phone 07833 053749 or drop us an email.

Why get it checked now?

The sooner the damage is recorded, the clearer the evidence. Later weather and temporary repairs can make it harder to see what happened. Around Wivenhoe Quay, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Storm damage roof report starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
