Independent storm damage roof reports in East Donyland

Roof by roof

Chimney stacks

Flashings around stacks can lift in strong winds. Loose flashings are recorded.

Flat roof coverings

Edge trims and laps are often where flat roof coverings start to peel back. We look at whether the damage is recent or older.

About our storm damage roof report in East Donyland

Our storm damage report starts from £150. You get a written report with photos by email. It isn’t a repair quote and does not include repair costs, so you will need a roofer’s quote for that. Your insurer may also send its own loss adjuster. What you get is an independent record of the damage and what seems to have caused it. We survey flat roofs, chimney stacks and flashings, and people most often book us about damaged ridges and hips and damaged flat roof membrane.

Somewhere as small as East Donyland, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Signs you need a storm damage roof report in East Donyland

Landlords and building managers often need a written record after a storm. It helps when explaining damage to a building owner or insurer.

Problems we come across often include:

  • Loose or torn flashings
  • Gaps where slates or tiles have gone
  • Damaged gutters and fascias
  • New damp or leaks inside

If you live near a park such as Colne Local Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Questions to ask before booking

  • Which limits apply to the survey
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What exactly goes into their report
  • How soon the report will arrive

Questions from East Donyland

Does a conservation area affect roof work in East Donyland?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is East Donyland within the area you cover?

Yes. East Donyland is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

How strong does the wind have to be for a storm claim?

There’s no single figure. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Check your policy wording.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

East Donyland roofs and the weather

The coast is about 2 miles or less from East Donyland, so storms can arrive with strong gusts off the water. Insurers decide claims on their own policy wording, and many treat gusts of about 55 mph as storm conditions, though it varies. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you let a flat or house near Wivenhoe station, a tenant living with a leak needs the cause found, not just the stain painted over. Anyone responsible for a site like St Lawrence Church of England Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

How it works

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey typically takes about one to two hours for most houses, and more on a big or complicated roof. Somewhere as small as East Donyland, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from the ground, windows and the roof where it is safe.
  4. We record fresh damage and older defects.
  5. You receive the written report with photos.

Getting ready for the survey

  • Jot down any questions you want answered
  • Point out any leaks or damp patches
  • Keep pets in another room

Related advice

Can I check my roof myself?

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Read your policy wording on storm damage
  • Record any water damage in rooms and the loft
  • File receipts for anything you pay for
  • Keep any slates, tiles or debris that fall, if it’s safe to do so

For repair costs, ask a roofer to quote. The report gives them a clear list of the damage.

Ask a tree specialist about branches over the roof. They can damage the roof in high winds.
