Roof surveys for homes and businesses in East Donyland

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs frequently need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey chimney stacks, the roof space and ridges, hips and valleys, and people most frequently book us about lifted, split or missing lead flashings and cracked mortar along the ridge.

Some older homes in villages like East Donyland are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later.

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. Most visits take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like East Donyland, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Defects hidden under coverings or inside walls without opening up
  • Asbestos testing of any kind
  • The condition of the rest of the building (that’s a RICS home survey)

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

What we check

  • Natural slate
  • Lead flashings
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Flat roofs
  • Chimney stacks
  • The roof space

Roof by roof

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That is why we look at them closely.

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

FAQs for East Donyland

How do I find out if my home in East Donyland is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you come out to East Donyland?

Yes, East Donyland is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Let us know about it as you book and we will explain what’s needed.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

How much is a survey?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Roofs, chimneys and gutters in East Donyland

East Donyland is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Homes near green spaces such as Colne Local Nature Reserve can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you live in an older home near Church of St Lawrence, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a shop, office or commercial unit, for example near Lion Walk, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Why it is worth a survey now in East Donyland

By the time water marks a ceiling, it’s frequently been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can often spot it sooner. In a place like East Donyland, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Roof survey starts from £150, including VAT.

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
