What affects the cost of flat roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • How tall the building is and how easy the roof is to see
  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium

To find out what your survey will cost, call 07833 053749 or send us an email and let us know about the roof. We will confirm the figure before booking.

Booking your survey

You don’t need to know any roofing terms. Just tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • Any photos you have, taken from the ground or a window
  • Where the property is, with the postcode

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.

Flat roof survey in High Park Corner

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That is why we check every detail across the roof, not only the area above the stain, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. Typical surveys look at upstands pulling away from walls and ponding water that doesn’t drain away, on mastic asphalt, felt flat roofs and EPDM rubber.

Somewhere as small as High Park Corner, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Checking the roof from ground level

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

The survey, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. For a village or hamlet like High Park Corner, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Advice

Useful tips for High Park Corner property owners

You don’t need to be a roofer to help. Here’s what helps most:

  • Have the roof looked at again after a severe storm
  • Check new fixings through the roof are properly sealed
  • File the paperwork for the roof and any repairs
  • Check the outlets after the leaves fall

After the visit, we write up the report with photos of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

Different roofs, different checks

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Questions from High Park Corner

Is High Park Corner within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Does being near the coast affect roofs in High Park Corner?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and High Park Corner is within about 1 mile of the coast.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

Do you give a life expectancy for the roof?

There is no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

Should I worry about standing water on my flat roof?

Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

What a flat roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A structural engineer’s assessment of the deck
  • An exact number of years the roof has left
  • Whether old sheeting or boards contain asbestos

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

Flat roof surveys in High Park Corner: local notes

High Park Corner is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For an older house near a landmark such as The Church of St Mary, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you run a business near Lion Walk, outlets and upstands on commercial flat roofs are the places to check before trouble starts. Take a building like Fingringhoe Church of England Voluntary Aided Primary School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
