Landlord roof surveys in High Park Corner

Landlord roof surveys for homes and businesses in High Park Corner

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. Surveys are carried out seven days a week, which can make access easier to arrange. If you’re worried about failed flashings at walls and chimneys and blocked gutters over flats, we can find out what’s behind it, whatever the roof.

Somewhere as small as High Park Corner, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The report records the let or shared roof as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Questions from High Park Corner

Do roofs near the sea, like those around High Park Corner, take more of a battering?

Often, yes. Within about 1 mile of the sea, as High Park Corner is, metal fixings wear faster and gales find any loose ridge or slate.

Is High Park Corner within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Can we use the survey to plan a roof budget?

Yes, that is one of the main reasons clients book. A repeat survey later shows how the roof has changed, which suits a rolling plan.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What does a block roof survey cost?

Landlord roof survey starts from £150, including VAT. The price depends on the size of the building and the number of roofs. To get a price, phone 07833 053749 or drop us an email.

Can you survey a shared roof on a terrace or converted house?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

The survey, step by step

We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey typically takes about one to two hours for most houses, while a commercial roof takes nearer three to four hours. Older rural homes like those around High Park Corner can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Gather any invoices or paperwork from past roof work

Different roofs, different checks

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.

Gutters and downpipes

Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes as far as can safely be seen.

Landlords, agents and block managers in High Park Corner

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Do you need a landlord roof survey in High Park Corner?

Older buildings across London and the South East have roofs that are decades old. Nails, battens, flashings and underlay often fail before good slates or tiles, and a survey helps show where that is happening.

Common reasons to book include:

  • Failed flashings at walls and chimneys
  • Cracked or leaning shared chimneys
  • Gaps where tiles or slates have slipped
  • Ceiling stains reported by tenants

Landlords with a home close to Wivenhoe station may find that a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • What’s outside the scope of the survey
  • Whether the inside of the roof is included
  • What the report includes, and whether it has photos
  • Their track record with similar roofs

What a roof survey includes

High Park Corner homes and their roofs

The coast is about 1 mile or less from High Park Corner, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For businesses in and around places like Lion Walk, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Anyone responsible for a site like Fingringhoe Church of England Voluntary Aided Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

When you need someone else

In fairness, there are limits to any roof survey:

  • Areas behind locked flats or blocked hatches
  • A full building survey of every part of the property
  • Legal advice on leases or service charges

What we check

  • Gutters and downpipes
  • Blocks of flats
  • Rented houses
  • Shared roofs
  • Converted houses
  • Flat roofs on blocks

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
