What affects the price in High Park Corner

Not every roof costs the same to survey, for these reasons:

  • How tall the building is and how easy the roof is to see
  • Whether it’s a home or a commercial building
  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before you book.

Getting in touch

We will usually ask about:

  • Whether there is a loft hatch, a shared roof or tricky access
  • What’s prompted the survey
  • The property’s address and postcode
  • Any marks or damp showing indoors

To book a survey, call 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Chimney survey in High Park Corner: what you get

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at what can safely be seen and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. Everything is written up with photos and our recommendations. We survey flaunching, lead flashings and chimney breasts, and the problems we’re asked to look at most are damp on a chimney breast inside and eroded joints in the brickwork.

Somewhere as small as High Park Corner, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

How it works

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. In a small place like High Park Corner, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photographs and recommendations, is emailed to you.

Honest limits

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Areas we cannot view from safe positions
  • Whether the flue is safe to use
  • Gas safety checks, which need a Gas Safe registered engineer

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

Common questions in High Park Corner

Is High Park Corner within the area you cover?

Yes, High Park Corner is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is the coastal weather around High Park Corner hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Which parts of the chimney do you look at?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it when you book and we’ll plan the survey around it.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

How the survey changes by roof type

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.

Tips that help

Small things make a difference. Our tips:

  • Use the report as a baseline for future checks
  • Find out whether changes to a stack need permission
  • Photograph damp patches with the date
  • Check that disused chimneys can still breathe

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.

Local roofs in High Park Corner

High Park Corner lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you look after a building like Fingringhoe Church of England Voluntary Aided Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Wivenhoe station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Homes near green spaces such as Colne Local Nature Reserve can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
