Rowhedge homes and their roofs

Rowhedge lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and lots of post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Homes near green spaces like Colne Local Nature Reserve can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If your home is one of the older ones in the streets near Church of St Lawrence, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Shop and office owners around Lion Walk may find that a roof report helps plan work around trading rather than after a leak.

Rowhedge is about 3 miles south-east of Colchester, in Essex. Rowhedge is one of many places we visit across Essex, for homes and businesses alike. Rowhedge is one of the places in Essex where we work for landlord roof surveys. There is also a page for Chelmsford.

Landlord roof survey in Rowhedge

Shared roofs on blocks, converted houses and terraces raise their own questions. We look at the roof from every safe vantage point including the loft and flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. We can only inspect the parts of a shared roof we’re allowed to reach. If you’ve noticed cracked or lifting flashings and leaks into upper flats, a survey will tell you what’s going on, on flat roofs on blocks, blocks of flats and shared roofs alike.

In a smaller place like Rowhedge, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely. The survey normally takes about one to two hours for a house, and longer for a block or a building with several roofs. Parking around Rowhedge is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Landlord and commercial surveys in Rowhedge

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

What affects the price in Rowhedge

Prices always include VAT. What changes the price is:

  • House, block, shop or office
  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can safely be seen

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Helping us price your survey

When you call or email, these details help:

  • When you need the report by
  • Your postcode, so we can check access and travel
  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside

When you are ready to go ahead, call 07833 053749 or email us. We will suggest a package, agree the price and find a date.

Questions from Rowhedge

How do I find out if my home in Rowhedge is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Rowhedge within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is a landlord roof survey the same as a full building survey?

No, it focuses on the roof. It is not a RICS Level 2 or 3 survey, and it’s not a structural engineer’s report.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Do you look in the loft space?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Will you inspect a roof that several owners share?

Yes, shared roofs are a common request. Where a neighbouring roof is not part of the access, we can only see it from vantage points and we will say so.

What this survey can’t tell you

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Roof areas we weren’t given access to
  • Structural calculations or an engineer’s report
  • The rest of the building, as a RICS Level 2 or 3 survey would

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

What this survey covers

  • Flat roofs on blocks
  • Shared roofs
  • Blocks of flats
  • Converted houses
  • Gutters and downpipes
  • Rented houses

Checking the roof from the ground

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Tips from our surveys

Small things make a difference. Some pointers:

  • Do not wait for a leak to survey the roof
  • Do not store items over the loft hatch
  • Deal with urgent items first
  • Arrange flat access beforehand

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and plan the rest over time.

Act on urgent items in the report first, and plan the rest. Left alone, minor faults normally get worse.
