Landlords, agents and block managers in Wivenhoe Cross
If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
How a flat roof survey works in Wivenhoe Cross
Ponding is frequently the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. Common reasons to book are upstands pulling away from walls and blistering in felt or asphalt, on felt flat roofs, upstands and outlets and single-ply membranes.
In a smaller place like Wivenhoe Cross, some flat roofs sit in the open, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

When to book a survey in Wivenhoe Cross
Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.
Typical things we are asked to look at include:
- Blistering in felt or asphalt
- Splits, cracks and crazing
- Gaps at upstands and abutments
- Failed seals around rooflight kerbs
The streets around a church such as The Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, the flat roofs on later extensions tend to wear out long before the main roof.
Before booking any roof surveyor

- How soon the report will arrive
- Whether the inside of the roof is included

Wivenhoe Cross: your questions answered
Does being near the coast affect roofs in Wivenhoe Cross?
It can do. Within about 2 miles of the sea, as Wivenhoe Cross is, metal fixings wear faster and gales find any loose ridge or slate.
Is my home in Wivenhoe Cross listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Are you structural engineers?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
How long is the visit?
That depends on the size and shape of the roof, but most surveys take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The report is sent afterwards by email.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.
Do you give a life expectancy for the roof?
We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.
Checking the roof from ground level
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.
What we look for on each type of roof
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
Felt and built-up roofs
Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it is weakest.
Before and after the survey
From years of surveys, a few habits stand out:
- Keep records of when the roof was laid and what work has been done
- Treat rooflights and old sheeting as fragile
- Keep people off the roof unless they need to be there
- Look for standing water a day after rain
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
Flat roof surveys in Wivenhoe Cross: local notes
The coast is about 2 miles or less from Wivenhoe Cross, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
Take a building like Broomgrove Infant School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Wivenhoe station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

How the survey works
When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where it applies. The survey normally takes about 1–2 hours for most houses, and more on a big or complicated roof. With a bit of garden around a house, as there often is around Wivenhoe Cross, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
How to prepare
- Keep pets in another room
- Leave side gates unlocked
- Make sure the loft hatch can be reached
