Gutter surveys for homes and businesses in Alresford

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. Typical surveys look at joints that drip after rain and overflowing valley or parapet gutters, on downpipes, outlets and hoppers and parapet and box gutters.

Trees around homes in smaller places like Alresford drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

For landlords and managing agents

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or send us an email with the addresses.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the visit with that in mind.

Alresford questions

Is my home in Alresford listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

I let a flat near Alresford station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Will you check if gutters are causing damp inside?

Overflowing gutters frequently lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Does the report include photographs?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Don’t climb a ladder to look in the gutters
  • Have gutters cleared at least once a year
  • Get trees that overhang the gutters trimmed
  • Look out for overflows when it pours

If anything in the report is not clear, ask us. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.

Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

When to book a survey in Alresford

Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.

We are often asked to look at:

  • Leaking or loose downpipes
  • Gutters packed with leaves or moss
  • Soffits marked by water
  • Sagging gutters and loose brackets

If your house is among the older ones in the streets near Saint Andrew's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before you book any roof surveyor

  • Whether the roof space is looked at, where there is one
  • Is VAT included in the price?
  • Whether any drone flown is registered with the CAA
  • Whether you get a written report with photos

What’s in a roof survey

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours at a house, depending on how many gutter runs and downpipes there are. Homes around Alresford often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How to prepare

  • Tell us where we can park nearby
  • Leave a clear route to the loft
  • For a flat or shared roof, check access with the freeholder or managing agent

Gutter surveys around Alresford

The coast is about 2 miles or less from Alresford, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you let a flat or house near Alresford station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Alresford Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

How the survey changes by roof type

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.
