Flat roof survey in Walton-on-the-Naze: what you get
If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. We survey GRP fibreglass, upstands and outlets and single-ply membranes, and common reasons people get in touch are cracked or split membrane and signs of deflection in the roof deck.
In smaller places like Walton-on-the-Naze, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it’s covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

How it works
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Being in a smaller place like Walton-on-the-Naze doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- You let us know about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there’s safe access, we look at the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Preparing for the visit
- Leave side gates unlocked
- If the roof is shared, arrange access with whoever manages the building
- Jot down any questions you want answered

Walton-on-the-Naze: your questions answered
Is my home in Walton-on-the-Naze listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is Walton-on-the-Naze within the area you cover?
Yes, Walton-on-the-Naze is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
How quickly is the report sent?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.
Will this cover the whole house?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
How many years has my flat roof got left?
There’s no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.
Tips from our surveys
There is plenty you can do without going near the roof. What helps most:
- Check the outlets after the leaves fall
- Check ceilings under the roof for damp patches
- Have the roof looked at again after a severe storm
- Keep clear of rooflights and fragile roof sheets
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.
When to book a survey in Walton-on-the-Naze
The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re frequently the first things to fail.
A survey can pick up problems like:
- Cracked or split membrane
- Blisters and bubbles in the covering
- Loose or cracked edge trims
- Outlets choked with leaves and silt
Landlords with a home close to Walton-On-The-Naze station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.
What to check before booking
- Which limits apply to the survey
- Their track record with similar roofs
- What exactly goes into their report
- Which parts of the roof they’ll actually see
For landlords and managing agents
We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the flat roof, with photographs, useful for planning maintenance.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
What affects the price in Walton-on-the-Naze
When we price a survey, we consider:
- Features like valleys, chimneys, dormers and parapets
- Height and safe access
- The type of building, from a house to a block or an office
- The use of thermal imaging or a drone
Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
What to tell us when you get in touch
When you call or email, these details help:
- Any photos you have, taken from ground level or a window
- Whether there is a loft hatch, a shared roof or tricky access

Flat roofs in Walton-on-the-Naze
The coast is about 1 mile or less from Walton-on-the-Naze, so there’s more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Older buildings in Essex frequently have clay tiles and weatherboarding, alongside plenty of post-war and newer estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

What we look for on each type of roof
Single-ply membranes
Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.
Felt and built-up roofs
The edges and upstands of a felt roof are usually where trouble starts. We check each one and photograph any that have split or pulled away.
