Our roof survey service in CO14

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. You don’t need to do anything except give us access. Everything we see is photographed for the report. We survey flat roofs, natural slate and the roof space, and people most frequently book us about leaking gutter joints and downpipes and water stains on rafters and ceiling joists.

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Roof surveys across CO14: local notes

From Walton-on-the-Naze and Frinton-on-Sea to smaller places, people across CO14 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in CO14 are where it typically shows. Near the coast in CO14, wind can be strong, and a small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides. Roofs there also face driving rain and salt air.

Walton-on-the-Naze: If you let a flat or house near Walton-On-The-Naze station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings like Walton on the Naze Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Useful tips for CO14 property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Look for debris in the garden after high winds
  • Photograph stains when they appear
  • Include dormers, porches and garages when booking
  • Let us know about past leaks

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.

For landlords and managing agents

Landlords, agents and building managers in CO14 and across Essex can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or email us.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Different roofs, different checks

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.

What a survey doesn’t cover

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • What’s under the slates, tiles or felt
  • A promise that the roof won’t leak in future
  • Walls, floors and services below the roof

What we’re asked to look at in CO14

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

A survey can pick up problems like:

  • Blocked, sagging or leaking gutters
  • Torn or sagging underlay
  • Slates or tiles that have slipped or broken
  • Ponding, splits or blisters on flat roofs

Common questions in CO14

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

How long does a roof survey take?

On site, it normally takes an hour or two on an ordinary house, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Does the weather affect the survey?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
