About roof surveys in CO13
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. Common reasons to book are cracked or blistered flat roof coverings and leaking gutter joints and downpipes, on chimney stacks, natural slate and lead flashings.
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It usually takes an hour or two at most homes, though large, tall or awkward roofs take more time.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe viewpoint outside.
- Inside, we check the roof space where there’s safe access.
- We email a report with photos and recommendations.
How our prices work
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Near you in Kirby Cross
In Kirby Cross, that means homes and buildings near Tendring Technology College, St Mary Magdalene and The Ship pub, among other places. You’ll also find Frinton Park (0.6 miles east) and Frinton-on-Sea Primary School (under half a mile south). There is a railway station in Kirby Cross itself: Frinton-On-Sea station. The countryside around Kirby Cross includes Great Holland Pits.
Roofs, chimneys and gutters across CO13
Owners across CO13, from Walton-on-the-Naze, Kirby Cross and Frinton-on-Sea to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.
Autumn and winter storms across the South East find any loose slate, tile or ridge. In CO13, as elsewhere, exposed details are where damage shows first. CO13 includes coastal places, where roofs take more wind and salt than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.
Kirby Cross: If you own one of the older houses in the streets near St Mary Magdalene, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Thorpe Hall lies about 3 miles west, so building around Kirby Cross goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.
How we price roof surveys
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Which survey package you book
- Building height and the viewpoints available
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, such as extensions, dormers and garages
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.
What to let us know when you contact us
Before you get in touch, it is useful to have:
- Access details, like a loft hatch or a shared roof
- Photos of the roof, taken safely from the ground or a window
- Your postcode, so we can check access and travel
- Any marks or damp showing indoors
For a price for roof surveys in CO13, call 07833 053749 or send us an email. The address, the type of property and what you need to know help us give you an accurate price.
When you need someone else
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- An exact number of years the roof has left
- Asbestos testing of any kind
- Structural calculations (that’s a structural engineer’s job)
Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Photograph stains when they appear
- Check the roof from the ground after storms
- Mention any flat roofs as well as the main roof
- Keep the report with your property records
Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Why roofs fail
Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.
Problems we come across often include:
- Slipped, cracked or missing slates and tiles
- Standing water on a flat roof
- Worn lead at chimneys and abutments
- Worn or blocked valleys
CO13: your questions answered
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
Does the weather affect the survey?
Light rain is usually fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.
Are you insured?
Our cover is professional indemnity plus public liability.
Do you test for asbestos?
No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
What does a roof survey cost?
Roof survey starts from £150, including VAT. We confirm the price for your survey before you book, based on the roof’s size, access and package. For a price, ring 07833 053749 or use the contact form.
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
