Gutter survey in Kirby Cross
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. It is an easy job to put off but it rarely improves. We survey parapet and box gutters, fascias and soffits and outlets and hoppers, and common reasons people get in touch are blocked outlets and hoppers and leaking or loose downpipes.
In a smaller place like Kirby Cross, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Roofs, chimneys and gutters in Kirby Cross
The coast is about 2 miles or less from Kirby Cross, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
With Thorpe Hall about 3 miles west, the area around Kirby Cross has a long history. Older homes in the area may have roofs that need matching materials when work is done. For site and facilities teams at buildings such as Frinton-on-Sea Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Kirby Cross is about 5 miles north-east of Clacton-on-Sea, in Essex. From houses to flats and shops in Kirby Cross, we can survey the roof. We cover towns and villages across Essex. We also survey roofs in Chelmsford.
All of CO13 is within our area for gutter surveys. If you need a gutter survey at a property on Turpins Lane, Hunt Way and Stubbs Close or anywhere close by, we can help. We also work in nearby towns such as Colchester (15 miles west), Clacton-on-Sea (5 miles south-west), Harwich (6 miles north), Greenstead (13 miles west), Wivenhoe (12 miles west) and Brightlingsea (9 miles west).

Questions from Kirby Cross
Do you survey roofs for landlords with property near Frinton-On-Sea station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Do you cover smaller places like Kirby Cross?
Yes, Kirby Cross is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Do you check valley and parapet gutters?
Yes, where it is safe to see them. We look from vantage points, the loft space and the roof itself where safe and a drone where applicable.
Will you check the loft?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.
Is a Saturday or Sunday visit possible?
Yes. Surveys are carried out on weekdays and at weekends. To find a day that suits, call 07833 053749 or drop us an email.
What we do, step by step
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours at most homes, and longer for a large or complex roof. Parking around Kirby Cross is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We look at hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- A written report with photos and recommendations follows.

Signs you need a gutter survey in Kirby Cross
Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before it causes more harm.
Most people get in touch when they’ve noticed something like this:
- Downpipes that are split or coming away
- Dripping or leaking gutter joints
- Choked outlets or hopper heads
- Water backing up from a hidden gutter
If you live near a park such as Frinton Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.
Before booking anyone

- Which limits apply to the survey
- Their drone registration, if they fly one
- How soon the report will arrive
How the survey changes by roof type
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.
What a gutter survey doesn’t cover
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Parts of gutters that cannot be seen safely
- What’s hidden inside a downpipe
- Asbestos testing of old gutters, downpipes or soffits
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.
Roof types and parts we check
- Parapet and box gutters
- Valley gutters
- Fascias and soffits
- Outlets and hoppers
- Eaves gutters
- Downpipes
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
