Roof survey in CO16: how it works

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. We survey natural slate, chimney stacks and clay and concrete tiles, and people most frequently book us about slates or tiles that have slipped or broken and water stains on rafters and ceiling joists.

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a written report with photos and recommendations.

Homes and roofs across CO16

In CO16, our roof surveys work takes in owners, landlords and managing agents, in Clacton-on-Sea, Bocking's Elm and Jaywick and well beyond. Every report comes with photos and written recommendations.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. CO16 is part of that mix. Some of CO16 sits close to the sea, so the weather on the day matters more for drone flights and roof access. A windy forecast can mean a change of date.

Bocking's Elm: If you look after a building such as St Clare's Catholic Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Clacton-On-Sea station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What we’re asked to look at in CO16

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

Look out for signs like these:

  • Leaking gutter joints and downpipes
  • Slates or tiles that have slipped or broken
  • Water stains on rafters and ceiling joists
  • Worn lead at chimneys and abutments

What this survey cannot tell you

To be straight with you, there are limits to any roof survey:

  • A promise that the roof will not leak in future
  • Structural calculations (that’s a structural engineer’s job)
  • The condition of the rest of the building (that is a RICS home survey)

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Roof by roof

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof.

Natural slate

Slate is one of the most durable roof coverings, but its nails often corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.

What affects the price in CO16

We confirm the price for your survey before booking. This is what makes a difference:

  • Commercial roofs and larger buildings
  • Whether thermal imaging or a drone is needed
  • Basic, Standard or Premium
  • Height and safe access

All our prices include VAT. Roof survey starts from £150, including VAT. You will know the price for your roof before booking.

Helping us price your survey

You do not need to know any roofing terms. Just let us know:

  • Pictures of the roof from a safe spot, if you have them
  • Whether there is a loft hatch, a shared roof or tricky access
  • The property’s address and postcode
  • What’s prompted the survey

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

CO16 questions

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you work in CO16?

Yes. We carry out roof surveys in CO16, and the service is the same as everywhere else we work.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

How much is a survey?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

What’s the best way to book?

To book, phone 07833 053749 or use the contact form and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.
