Roof survey in Jaywick
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. If you’ve noticed valley linings that have cracked or split and lifted, split or missing lead flashings, we can find out what’s behind it, whatever the roof.
Houses in smaller places like Jaywick can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

How the survey works
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. With a bit of garden around a house, as there frequently is around Jaywick, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.
Before the survey
- If you’re buying, check with the agent that we can get in
- Mention any parking restrictions on your street
- Have any paperwork from past roof work to hand

Advice
Your questions about roof surveys in Jaywick
I let a flat near Clacton-On-Sea station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.
Will you come out to Jaywick?
Yes, Jaywick is on our map. A small place gets exactly the same survey as a big one.
How long does the visit take?
Allow an hour or two at most homes; commercial roofs usually need 3–4 hours. We’ll give you an idea of timing when you book.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
What does a roof survey include?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Do you carry out asbestos surveys?
No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Leave it or get it looked at?
A small roof defect normally gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Finding it early keeps the work smaller. On a bungalow or cottage around Jaywick, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both including VAT. You will know the price for your roof before booking.

Different roofs, different checks
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets, since leaks often start there.
Clay plain and peg tiles
Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip.
Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
Jaywick homes and their roofs
Jaywick lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
For an older house near a landmark like St Christopher, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Clacton-On-Sea station, a roof report helps you deal with small faults before they turn into a call from a tenant.

If you need a roof survey at a property on Park Square West, Park Square East and Gorse Way or a nearby road, we can survey it. We also cover the places around Jaywick: Seawick (1 mile west), Rush Green (1 mile north-east), Bocking's Elm (2 miles north), St Osyth (2 miles north-west) and Clacton-on-Sea (2 miles north-east). Further out, we also cover Colchester (12 miles north-west), Harwich (13 miles north-east), Camulodunum (13 miles north-west), Greenstead (11 miles north-west), Wivenhoe (9 miles north-west) and Brightlingsea (5 miles north-west).
Near you in Jaywick
We work in homes and buildings around Never Say Die pub, Bishops Park College and Tendring Enterprise Studio School, among other places. The closest station to Jaywick is Clacton-On-Sea station, roughly 2.2 miles north-east of the centre. Open spaces near Jaywick include Colne Point nature reserve.
Common roof problems in Jaywick
The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
Look out for signs like these:
- Slipped, cracked or missing slates and tiles
- Leaning or weathered chimney stacks
- Ridge tiles that have lifted or moved
- Worn lead at chimneys and abutments
Take a building like Sir Martin Frobisher Academy: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Choosing a roof surveyor
- Whether you can ask questions once you have the report
- How they plan to inspect the roof safely
- What exactly goes into their report
- What the survey will not cover
