Roof survey in Brightlingsea
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. Visits run on weekdays, Saturdays and Sundays, so it’s easy to find a day that suits. We survey ridges, hips and valleys, the roof space and natural slate, and people most frequently book us about valley linings that have cracked or split and loose ridge or hip tiles.
Around Brightlingsea, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Roof by roof
Natural slate
Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.
Questions from Brightlingsea
I let a flat near Alresford station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or use the contact form with the address and some details.
Is Brightlingsea within the area you cover?
Yes. Brightlingsea is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
How long does a roof survey take?
It usually takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Will the report say how many years my roof has left?
We do not give a number of years. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.
How do I book a survey in Brightlingsea?

What this survey can’t tell you
In fairness, there are limits to any roof survey:
- Faults hidden behind ceilings or boarding
- Walls, floors and services below the roof
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.

What we do, step by step
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Being in a smaller place like Brightlingsea does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. It helps to show us anything you’ve already noticed.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Before we arrive
- For flats, make sure roof access has been agreed
- If you are buying, let the agent know when we are coming

Advice
Local roofs in Brightlingsea
Brightlingsea lies within about 1 mile of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For site and facilities teams at buildings such as Brightlingsea Primary School and Nursery, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Alresford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as Church of St James, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Leave it or get it looked at?
Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right. Blocked gutters on homes around Brightlingsea overflow and soak walls, especially where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
