Independent pre-purchase roof surveys in Jaywick

Pre-purchase roof survey in Jaywick

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it’s safe to get in. The findings come in a written report with photos. Typical surveys look at slipped or missing slates and tiles and old water stains in the roof space, on flat-roofed extensions and dormers, gutters and downpipes and natural slate.

Around Jaywick, you’ll mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs frequently have bitumen felt or nothing at all.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Buying a home or a new roof in Jaywick

The coast is about 1 mile or less from Jaywick, and being near the sea means more wind and salt than a roof inland would face. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

The streets around a church such as St Christopher are often among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Clacton-On-Sea station, a written report helps before buying a rental or paying for a new roof on one.

Jaywick is about 2 miles south-west of Clacton-on-Sea, in Essex. Bookings from Jaywick are handled just like any other: get in touch, agree the price and pick a day. Across Essex, we cover Jaywick. For surveys nearby, see our Chelmsford page.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Homes around Jaywick frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photographs and recommendations before you exchange.

Getting ready for the survey

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Asbestos testing of any kind
  • How a seller will respond, or what the house is worth
  • The condition of the rest of the house (that’s a RICS home survey)

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Clay and concrete tiles
  • The roof space
  • Gutters and downpipes
  • Chimney stacks
  • Natural slate
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Landlords, agents and block managers in Jaywick

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or drop us an email.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

What affects the cost of pre-purchase roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.

What to let us know when you get in touch

Here’s what helps us most when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • Photos of the roof, taken safely from the ground or a window
  • The property’s address and postcode
  • Access details, such as a loft hatch or a shared roof

Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, call 07833 053749 or use the contact form.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Ask when the roof was last worked on
  • Ask for any paperwork for recent roof work
  • Watch for stains or fresh paint on ceilings below the roof
  • Check the lease for roof repair responsibilities

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, so each quote covers the same ground.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. Binoculars from the ground are enough for a first look.

Jaywick: your questions answered

Will you come out to Jaywick?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do roofs near the sea, like those around Jaywick, take more of a battering?

Often, yes. Within about 1 mile of the sea, as Jaywick is, metal fixings wear faster and gales find any loose ridge or slate.

Which days do you carry out surveys?

We carry out surveys seven days a week. To find a day that suits you, call 07833 053749 or drop us an email.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can I use the report to negotiate on price?

Yes. You will have photos and a written description of each defect, which you can share with the seller or agent. We can’t promise how the seller will respond.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
