Seawick Pre-Purchase Roof Survey

We carry out pre-purchase roof surveys in Seawick and the rest of Essex. We survey on weekdays and at weekends.

  • Patch repairs that may hide an ongoing problem
  • Lead that has worked loose at a wall or chimney
  • Gaps where slates or tiles have come loose

Pre-purchase roof surveys near Seawick

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Pre-purchase roof surveys for homes and businesses in Seawick

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. If you’ve noticed a ridge or slope that dips and quick fixes on flashings and valleys, a survey will tell you what’s going on.

For a small place like Seawick, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Why get it checked now?

Without a survey, you are relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit. For an older or listed building in a place like Seawick, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

The survey, step by step

We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Seawick frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Advice

Common roof problems in Seawick

Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.

Problems we come across frequently include:

  • Gaps where slates or tiles have come loose
  • Blocked or leaking gutters
  • Worn or lifted lead flashings
  • Cracked flaunching or crumbling chimney pointing

For any home in Seawick, it’s the small, early fault that is cheapest to put right.

Before booking any roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Are they insured for the work?
  • How long they’ve been surveying roofs
  • Whether you can ask questions once you have the report

Common questions in Seawick

Is my home in Seawick listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Seawick?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you need to go inside the property?

Where we can, yes. From the loft space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

Do you inspect the roof from on top?

Only where it is safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.

What a pre-purchase roof survey looks like in Seawick

The coast is about 1 mile or less from Seawick, so there’s more wind and more salt in the air than further inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If you own a rental within reach of Clacton-On-Sea station, a written report helps before buying a rental or paying for a new roof on one.

Useful tips for Seawick property owners

These tips come from what we see on roofs every week:

  • Ask the agent to make sure the loft hatch can be opened
  • Find out whether the roof has been replaced or patched
  • Look for fresh paint on upstairs ceilings at viewings
  • Book once your offer is accepted

After you move in, keep the report somewhere safe. Deal with the urgent items first, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.
