Pre-purchase roof surveys around Lee-over-Sands

Lee-over-Sands lies within about 1 mile of the sea, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, which is worth knowing before you buy or pay for new work. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

Whatever the street in Lee-over-Sands, a roof costs least to look after when faults are caught early. Landlords with a home close to Clacton-On-Sea station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Pre-purchase roof survey in Lee-over-Sands

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we look at that too where access allows. We survey gutters and downpipes, lead flashings and valleys and flat-roofed extensions and dormers, and people most often book us about slates or tiles that have slipped or gone and chimney mortar that has eroded.

Some older homes in villages like Lee-over-Sands are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

What a survey costs

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The number of roofs, including extensions and garages
  • Height and safe access
  • If the survey needs thermal imaging or a drone

Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for your roof before you book.

What we need to know

You do not need to know any roofing terms. Just tell us:

  • Pictures of the roof from a safe spot, if you have them
  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • What made you get in touch

Not sure which survey you need? It is easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll explain the options and the price.

Landlords, agents and block managers in Lee-over-Sands

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.

Why it’s worth a survey now in Lee-over-Sands

Sellers aren’t always aware of roof problems. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now, whatever anyone remembers. Older and listed buildings around Lee-over-Sands may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Lee-over-Sands can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photos and recommendations before you exchange.

Related advice

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How the survey changes by roof type

Natural slate

Many older homes in London and the South East have slate roofs. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted.

Your questions about pre-purchase roof surveys in Lee-over-Sands

How do I find out if my home in Lee-over-Sands is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Lee-over-Sands?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does your survey replace a RICS home survey?

No. It is a dedicated roof survey, with a written report and photographs. It is not a RICS survey and does not cover the rest of the house.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

Do you need access inside the house?

Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is typically arranged through the agent or seller.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.

Will the roof report help me negotiate with the seller?

Yes, you can. You’ll have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.
