About our drone roof survey in Lee-over-Sands

A drone shows the outside of a roof very well, but it cannot see inside. We check the loft from inside where it’s safe, since that is where leaks and condensation frequently show first. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there’s no safe loft access, the report says so. We survey tall and steep roofs, valleys and parapet gutters and fragile roofs, and the problems we’re asked to look at most are tired mortar and pots at the top of a stack and storm damage on steep or tall roofs.

In a village or hamlet like Lee-over-Sands, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Signs you need a drone roof survey in Lee-over-Sands

Steep and tall roofs are hard to inspect safely. Tall townhouses, blocks of flats and offices are typical. A drone gets close-up views from a safe position on the ground.

A survey can pick up problems such as:

  • Loose ridge and hip tiles
  • Worn lead at chimneys and walls
  • Debris building up in hidden gutters
  • Moss and weeds taking hold up top

For any home in Lee-over-Sands, it is the small, early fault that is cheapest to put right.

Questions to ask before booking

What to expect from a roof survey

Drones, thermal imaging and Lee-over-Sands roofs

Lee-over-Sands lies within about 1 mile of the sea, and wind near the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

Wherever the property is around Lee-over-Sands, the approach is the same: a careful look and a clear explanation.

Your questions about drone roof surveys in Lee-over-Sands

Can you fly a drone over a roof in Lee-over-Sands?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first. A small drone cannot fly safely in strong wind or a downpour.

Does a conservation area affect roof work in Lee-over-Sands?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

What will the report tell me?

Written findings with photographs, covering the condition of the roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

How long is the visit?

Expect it to take roughly 1–2 hours at a house, including the airspace and weather checks before take-off. You’ll then get the report by email.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How we price drone roof surveys

Prices vary from roof to roof, for these reasons:

  • Height and safe access
  • Which survey package you book
  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Getting in touch

What helps most when you contact us:

  • The kind of building and roof involved
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The reason for the survey, like buying, a leak or storm damage
  • Your postcode, so we can check access and travel

Our phone lines are open seven days a week. For a price or to book, call 07833 053749 or email us.

The survey, step by step

We’ll ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. Somewhere like Lee-over-Sands needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. First, we check whether a drone is the right tool.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. We also look inside the loft space where it is safe.
  5. You get photos, findings and clear recommendations.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices

Advice

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

What a drone roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Photos in conditions too poor to fly
  • Close-up photos of next door’s property
  • Flying in a flight restriction zone without the airport’s permission

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

What we check

  • Chimney stacks
  • Valleys and parapet gutters
  • Large and complex roofs
  • Tall and steep roofs
  • Fragile roofs
  • Flat roofs on upper floors

Roof by roof

Large commercial roofs

Large commercial roofs cover a lot of ground. A drone photographs the whole surface methodically.

Steep slate and tile slopes

Steep slopes are hard to inspect safely on foot. A drone photographs them closely from a safe position.
