Pre-purchase roof surveys in East Mersea

About our pre-purchase roof survey in East Mersea

We survey roofs for buyers in East Mersea and across London and South East England. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. The report says what’s in good order, what is not and what to deal with first. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, ring 07833 053749 or send us an email. If you’re worried about ponding, blisters or splits on a flat roof and blocked or leaking gutters, a survey will tell you what’s going on.

Some older homes in villages like East Mersea are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Different roofs, different checks

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and missing lead is not unknown, as it is a target for thieves.

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the loft space, we report what we can see of it.

FAQs for East Mersea

Do roofs near the sea, like those around East Mersea, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How do I find out if my home in East Mersea is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can I take the findings back to the seller?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

Do you need to go inside the property?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.

How long does the survey visit take?

It typically takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Do you work in East Mersea?

Yes. We survey roofs across London and South East England, and that includes East Mersea.

Local roofs and buyers in East Mersea

East Mersea is within about 2 miles of the coast, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside lots of post-war and newer estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Landlords with a home close to Alresford station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. If you live in an older home near Parish Church of St Edmund King and Martyr, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

East Mersea is about 7 miles west of Clacton-on-Sea, in Essex. We survey roofs in East Mersea as part of our work across London and South East England. East Mersea is one of the towns and villages in Essex we cover for pre-purchase roof surveys. Chelmsford is in our area too.

Why act early in East Mersea

Sellers are not always aware of roof problems. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today. In a small place like East Mersea, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Ask for any paperwork for recent roof work
  • Give your solicitor a copy of the report
  • Arrange the survey as soon as your offer is agreed
  • Let us know your exchange date when you book

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.

What happens on the day

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like East Mersea, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed

Advice

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations (that’s a structural engineer’s job)
  • Whether the price should change, which is between you and the seller
  • The condition of the rest of the house (that is a RICS home survey)

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.
