Thermal roof surveys around East Mersea

East Mersea lies within about 2 miles of the sea. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

The streets around a church such as Parish Church of St Edmund King and Martyr are often among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Thermal roof surveys for homes and businesses in East Mersea

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera doesn’t see water itself, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. Common reasons to book are damp around roof outlets and upstands and patches of heat loss across the roof, on loft conversions, insulated roof spaces and flat roofs.

In a village or hamlet like East Mersea, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

East Mersea questions

Do you cover East Mersea?

Yes. Our area covers London and South East England, and East Mersea is part of that. You can call 07833 053749 or use the contact form with the address and a few details, and we will talk through which survey suits.

Will you come out to East Mersea?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Can you check my loft insulation with a thermal camera?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there is safe access.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Does the weather affect a thermal survey?

The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes an hour or two at a typical home, and about three to four hours for a commercial roof. Older rural homes like those around East Mersea can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Preparing for the visit

  • Make sure we can get to the back of the property
  • Move anything stored under the loft hatch
  • Make sure pets are kept safely away

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

What we look for on each type of roof

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.

When to book a survey in East Mersea

People frequently book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.

Common reasons to book include:

  • Leaks that are hard to trace
  • Damp patches with no obvious cause
  • Damp around chimneys and parapets
  • Areas losing heat at the eaves and junctions

In and around East Mersea, as anywhere, a roof is easiest to deal with when its problems are found early.

Choosing a roof surveyor

  • How long the report takes to arrive
  • Their drone registration, if they fly one
  • How they plan to inspect the roof safely
  • Will the report include photos?

What a good roof survey covers

For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in East Mersea. To discuss a property or a block, phone 07833 053749 or use the contact form.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Don’t switch the heating off ahead of the visit
  • Check from ground level or a window, never by climbing
  • Check the loft can be reached safely
  • Use the report as a baseline for later checks

Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.
