Thermal roof survey in Lee-over-Sands

What a thermal camera can show depends a lot on the weather. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you’ve noticed heat escaping through the roof and possible trapped moisture under a flat roof covering, we can find out what’s behind it, on loft conversions, insulated roof spaces and ceilings below the roof alike.

In a village or hamlet like Lee-over-Sands, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What this survey cannot tell you

To be straight with you, a roof survey has limits:

  • An energy rating for the building
  • The condition of timbers we can’t see
  • Reliable images in rain, strong wind or on a wet roof surface

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

What we look at

  • Commercial roofs
  • Loft conversions
  • Ceilings below the roof
  • Pitched roof slopes
  • Flat roofs
  • Insulated roof spaces

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Why act early in Lee-over-Sands

Before replacing a large flat roof, it’s useful to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you spend. For an older or listed building in a place like Lee-over-Sands, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Your questions about thermal roof surveys in Lee-over-Sands

Do you cover Lee-over-Sands?

Yes, Lee-over-Sands is one of the places we work. The survey and report are the same in Lee-over-Sands as anywhere else, and visits run on weekdays and weekends.

Do you cover smaller places like Lee-over-Sands?

Yes, Lee-over-Sands is on our map. Villages and rural addresses get the same survey as a town house.

How long does the survey take?

It usually takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. You will then get the report by email, on the timescale of your package.

What can thermal imaging tell me about my roof?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there’s safe access.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How the survey works

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older roofs in small places like Lee-over-Sands can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

  • Let us know about parking before the day
  • Keep pets inside or away from the areas we’re looking at
  • Have keys ready for side gates, garages or roof access doors

Drones, thermal imaging and Lee-over-Sands roofs

Lee-over-Sands lies within about 1 mile of the sea. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

Useful tips for Lee-over-Sands property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Move stored items away from the loft hatch
  • Keep the report to compare against after any repair
  • Check outlets after heavy rain
  • Heat the home normally on the days before

If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether that is asking for work or discussing the price.

After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.

When to book a survey in Lee-over-Sands

Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. The camera helps narrow the search.

Look out for signs like these:

  • Wet areas near outlets and upstands
  • Areas of a flat roof that may hold water
  • Damp where roofs meet walls and chimneys
  • Cold areas below the roof

Around Lee-over-Sands, as everywhere, small roof faults are simplest to sort before they let water in.

Before you book any roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Is there a chance to talk the report through?
  • Will they check the loft as well as the outside?
  • What they will not be able to tell you
