Thermal roof survey in St Osyth

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it is colder outside. Our report points out what the images suggest and where to look more closely. We do not give energy ratings or heat loss calculations. We survey pitched roof slopes, commercial roofs and flat roofs, and the problems we’re asked to look at most are damp around roof outlets and upstands and water that travels before it shows.

In smaller places like St Osyth, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from the ground misses.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Why it’s worth a survey now in St Osyth

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. Around St Osyth, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why us?

  • 5,000+ roofs surveyed
  • Prices that include VAT
  • An independent look at the roof
  • Surveys seven days a week

Read our cost guide or our case studies.

Honest limits

Before you book, it is worth knowing what a survey will not do:

  • Seeing water directly, as the camera shows temperature, not moisture
  • The condition of timbers we can’t see
  • A formal energy assessment

If in doubt, ring 07833 053749 or email us and we will point you to the right survey. The full list of what we check.

What this survey covers

  • Pitched roof slopes
  • Commercial roofs
  • Ceilings below the roof
  • Flat roofs
  • Insulated roof spaces
  • Loft conversions

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

What we do, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. You are welcome to ask questions while we’re there. For a survey in St Osyth, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Getting ready for the survey

  • Make sure we can get to the back of the property
  • Mention any parking restrictions on your street
  • Dig out any old roof reports or invoices

Advice

FAQs for St Osyth

Do you cover St Osyth?

Yes, St Osyth is one of the places we work. The survey and report are the same in St Osyth as anywhere else.

Is my home in St Osyth listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

Can thermal imaging show missing insulation?

It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

What affects the price in St Osyth

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • How many separate roofs there are, such as extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • Any need for thermal images or a drone flight

Our price is from £400, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Getting in touch

Getting the details right at the start saves time. Please include:

  • The type of building and roof, like pitched or flat
  • Any stains, drips or damp patches you’ve seen indoors
  • Your timetable, such as an exchange date
  • Your postcode, so we can check access and travel

If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

Airspace, weather and St Osyth roofs

St Osyth lies within about 2 miles of the sea, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Take a building like St Osyth Church of England Primary School: a drone or thermal camera can show a large roof in a single visit. The streets around a church like Church of St Peter and St Paul are often among the oldest in a place, and if you own one of the older houses nearby, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

How the survey changes by roof type

Loft insulation

Insulation often gets moved during work in the loft. Thermal images can show where it has been pushed aside.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.
