About our landlord roof survey in East Mersea

With a shared roof, it’s not always clear what’s wrong or where. We check the roof from every safe viewpoint, including from the loft space and the flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. We can only inspect the parts of a shared roof we’re allowed to reach. If you are worried about choked outlets and gutters and cracked or lifting flashings, we can find out what’s behind it.

In a village or hamlet like East Mersea, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.

Questions from East Mersea

Is East Mersea within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in East Mersea?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you survey at the weekend?

Surveys run on any day of the week. To arrange a date, phone 07833 053749 or send us an email.

What’s the price of a landlord roof survey?

Prices start from £150, including VAT. The price depends on the size of the building and the number of roofs. To get a price, phone 07833 053749 or use the contact form.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Is the report suitable for a maintenance plan?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed to keep your plan up to date.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Commercial roofs and larger buildings
  • Building height and the viewpoints available
  • Any need for thermal images or a drone flight
  • The package you choose: Basic, Standard or Premium

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Helping us price your survey

What helps most when you contact us:

  • Where the property is, with the postcode
  • The type of building and roof, like pitched or flat
  • Photos of the roof, taken safely from ground level or a window
  • Any marks or damp showing indoors

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.

What we do, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take an hour or two for most houses, while a commercial roof takes nearer three to four hours. Older roofs in small places like East Mersea can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Getting ready for the survey

  • Tell us about parking before the day
  • Find any records of previous roof work
  • If it isn’t your property yet, arrange access through the agent

Why get it checked now?

Relying on what tenants report means relying on what they can see. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. In a place like East Mersea, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Areas behind locked flats or blocked hatches
  • Asbestos testing of roof sheets or soffits

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Rented houses
  • Gutters and downpipes
  • Flat roofs on blocks
  • Shared roofs
  • Blocks of flats
  • Converted houses

Landlord roof surveys around East Mersea

The coast is about 2 miles or less from East Mersea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

For an older house near a landmark like Parish Church of St Edmund King and Martyr, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Alresford station, the gap between tenancies is a good time to have the roof looked at.

Useful tips for East Mersea property owners

Over many surveys, some simple habits stand out as worth the effort:

  • Make leak reporting easy for tenants
  • Keep roof outlets and gutters clear
  • Tell tenants when we are coming
  • Make sure the roof space can be accessed

The report can feed straight into a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Keep gutters and outlets clear and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.
