Landlord roof surveys near Barrow Hill

Different roofs, different checks

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we are given access to and note what couldn’t be seen.

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay frequently fail before good slates or tiles. The report records it.

About our landlord roof survey in Barrow Hill

The lease normally decides who is responsible for the roof and who pays. We can’t advise on what your lease says, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. Typical surveys look at gutters overflowing onto walls and leaks into upper flats, on rented houses, flat roofs on blocks and converted houses.

In a village or hamlet like Barrow Hill, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Prices for landlord roof surveys in Barrow Hill

When we price a survey, we consider:

  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • The size of the roof

To find out what your survey will cost, ring 07833 053749 or email us and tell us about the roof. We will confirm the figure before booking.

Booking your survey

There’s no need for technical words. It’s enough to tell us:

  • Any photos you have, taken from the ground or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you’re working to, such as exchange
  • Anything about access we should know

If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you are ready.

Roofs, chimneys and gutters in Barrow Hill

Barrow Hill lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Take a building like Mersea Island School: large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Wivenhoe station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Common questions in Barrow Hill

Do you survey roofs for landlords with property near Wivenhoe station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is Barrow Hill within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Will you go up on the roof?

Only where it’s safe to do so. We check everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

How long will you be at the property?

It usually takes between one and two hours for a house, and longer for a block or a building with several roofs. We will confirm the timing as you book.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

What this survey can’t tell you

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Responsibility under a lease
  • Asbestos testing of roof sheets or soffits

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and does not.

What this survey covers

  • Flat roofs on blocks
  • Rented houses
  • Shared roofs
  • Blocks of flats
  • Gutters and downpipes
  • Converted houses

The survey, step by step

The aim of the visit is simple: to see as much of the let or shared roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. In a hamlet or village like Barrow Hill, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Getting ready for the survey

  • Note where any stains or damp appear
  • Unlock side gates and any roof access doors
  • Move anything stored under the loft hatch
