Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

How a chimney survey works in Barrow Hill

We inspect chimneys from wherever they can be seen safely: from ground level, from windows and vantage points, and from the loft where there’s access. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. We survey brick chimney stacks, flaunching and chimney breasts, and the problems we are asked to look at most are loose, cracked or missing pots and flaunching that has broken away.

In a village or hamlet like Barrow Hill, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

Where we cannot see part of the chimney stack, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Have the flue swept and checked if you use the fire
  • Ask for ventilated caps on redundant stacks
  • Photograph damp patches with the date
  • Ask about consent before removing a chimney on an older property

Once we have been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Check redundant flues are capped with ventilation. That helps stop damp building up inside.

What affects the cost of chimney surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey
  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Booking your survey

Before you get in touch, it helps to have:

  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel
  • Pictures from the garden or a window, if you have them
  • Anything about access we should know

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or email us to find out.

Signs you need a chimney survey in Barrow Hill

Flashings seal the gap where a stack passes through the roof. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water frequently shows up in the loft or on the chimney breast. Lead flashings can also be stolen.

Things that frequently lead to a survey include:

  • Worn or missing pointing
  • Loose, cracked or missing pots
  • Signs that a stack is leaning
  • Redundant stacks capped without ventilation

Take a building like Mersea Island School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • What exactly goes into their report
  • Their insurance cover
  • Whether the loft is part of the inspection
  • What experience they bring

What a good roof survey covers

Chimney surveys around Barrow Hill

The coast is about 1 mile or less from Barrow Hill, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Wivenhoe station, the gap between tenancies is a good time to have the roof looked at.

Barrow Hill questions

Do you cover smaller places like Barrow Hill?

Yes, Barrow Hill is on our map. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Barrow Hill is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we will explain what’s needed.

What if it rains on the day?

It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Our stack is shared. Can you still survey it?

Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. Our survey records its condition and how it is capped, so you can decide with a builder what to do.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

How the survey works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Around Barrow Hill, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photos and recommendations, is emailed to you.

How to prepare

  • Show us where any leaks or stains appear
  • Agree roof access with the managing agent if it’s shared
  • Keep pets inside or away from the areas we’re looking at

How to book

Advice

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Checks on boilers, fires or their flues
  • Flue inspections or sweeping
  • Hidden sides of a shared stack

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.
