Flat roof survey in Barrow Hill

Ponding is often the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’re worried about standing water left after rain and outlets choked with leaves and silt, we can find out what’s behind it, whatever the roof.

Somewhere as small as Barrow Hill, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Watch the ceilings below the flat roof for stains
  • Ask contractors to protect the roof if they work on it
  • Keep outlets clear of leaves and moss
  • Ask whoever fits equipment on the roof to make good the covering

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photograph of each defect, so others can follow it without going up to look.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Common questions in Barrow Hill

Does a conservation area affect roof work in Barrow Hill?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Barrow Hill within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Which days do you carry out surveys?

Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or drop us an email.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Will the survey show why my flat roof is leaking?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. Where nothing visible explains the leak, the report says what to try next.

What if it rains on the day?

It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.

Should I worry about standing water on my flat roof?

Standing water a day or two after rain normally needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.

Honest limits

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • The condition of the deck or insulation hidden under the covering
  • A promise that the roof will not leak in future

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What a survey covers and does not.

Roof types and parts we check

  • Upstands and outlets
  • EPDM rubber
  • Felt flat roofs
  • Single-ply membranes
  • GRP fibreglass
  • Mastic asphalt

DIY checks: what’s safe

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What a flat roof survey looks like in Barrow Hill

Barrow Hill is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Older buildings in Essex frequently have clay tiles and weatherboarding, and a good many post-war and modern estates besides. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For site and facilities teams at buildings such as Mersea Island School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Common roof problems in Barrow Hill

The details are often where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

A survey can pick up problems such as:

  • Signs of deflection in the roof deck
  • Cracked or split membrane
  • Failed seals around rooflight kerbs
  • Outlets choked with leaves and silt

Landlords with a home close to Wivenhoe station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What to check before booking

  • Their insurance cover
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether any drone flown is registered with the CAA
  • Whether you get a written report with photos

What’s in a roof survey

Why get it checked now?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. For an older or listed building in a place like Barrow Hill, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

Take a look at how roof surveys are priced and what we found on two real jobs.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Barrow Hill, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • Make sure we can get to the back of the property
  • If it is not your property yet, arrange access through the agent
  • Make sure the loft hatch can be reached

Booking a survey

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.
