Our report gives you the evidence to discuss with a roofer. For older village homes like those around Little Wigborough, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Flat roof survey in Little Wigborough

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We’re frequently asked to look into signs of deflection in the roof deck and standing water left after rain, on felt flat roofs, GRP fibreglass and EPDM rubber.

In a village or hamlet like Little Wigborough, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when booking.

After the visit, you get a written report with photographs, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

When you need someone else

A survey is a careful look at the flat roof, but it can’t do everything. The main limits are:

  • Parts of the roof that aren’t safe to walk on or view
  • A fixed date for when the roof will need replacing
  • What’s under the membrane without opening it up

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What our survey covers.

Roofs we survey in Little Wigborough

  • Felt flat roofs
  • Mastic asphalt
  • Upstands and outlets
  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber

The survey, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes an hour or two at most homes, or half a day or so for a commercial building. Cottages and farmhouses around Little Wigborough frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Advice

Can I check my roof myself?

What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What a flat roof survey looks like in Little Wigborough

The coast is about 2 miles or less from Little Wigborough, so there is more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Layer Marney Tower, about 3.2 miles north-west, is one of the historic houses in the wider area around Little Wigborough. If your home is older, its flat-roofed extension or dormer may be on its second or third covering.

Little Wigborough is about 6 miles south of Colchester, in Essex. We cover Little Wigborough and the rest of Essex. We cover towns and villages across Essex, from the larger towns to small villages. You can also see our page for Chelmsford.

Common questions in Little Wigborough

Is my home in Little Wigborough listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does being near the coast affect roofs in Little Wigborough?

Often, yes. Within about 2 miles of the sea, as Little Wigborough is, metal fixings wear faster and gales find any loose ridge or slate.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

What will the report tell me?

Written findings with photos, explaining the condition of the flat roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Can you tell me how long my flat roof will last?

We don’t put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Common roof problems in Little Wigborough

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

Look out for signs like these:

  • Splits and cracks in the covering
  • Standing water left after rain
  • Water getting in at rooflights
  • Failed upstands where the roof meets a wall

For an older house near a landmark like Church of St Stephen, the joins between later flat roofs and the old walls are where problems typically start.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How long the report takes to arrive
  • Whether VAT is in the quoted price
  • What they won’t be able to tell you

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Note the date and type of any roof work
  • Look for standing water a day after rain
  • Ask contractors to protect the roof if they work on it
  • Clear roof outlets and gutters each autumn

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
