How a flat roof survey works in Birch Green

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Common reasons to book are gaps at upstands and abutments and raised blisters across the surface, on GRP fibreglass, single-ply membranes and upstands and outlets.

Older buildings in small places like Birch Green may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

Practical tips

From years of surveys, a few habits stand out:

  • Keep outlets clear of leaves and moss
  • Treat rooflights and old sheeting as fragile
  • Have the roof looked at again after a severe storm
  • Keep people off the roof unless they need to be there

If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Local flat roofs in Birch Green

The coast is about 5 miles or less from Birch Green, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. With Layer Marney Tower about 1.4 miles south-west, Birch Green sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Take a building like Birch Church of England Voluntary Aided Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Marks Tey station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you live in an older home near St Mary's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Rural addresses near Birch Green can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • Keep pets in another room
  • Note where any stains or damp appear
  • Make sure the loft hatch can be reached

Birch Green questions

Does a conservation area affect roof work in Birch Green?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is the coastal weather around Birch Green hard on roofs?

It can do. Birch Green is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.

Can you test old roof sheets for asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Does the report include photos?

Yes. Photographs are part of every report.

What will the report tell me?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Will you walk on the flat roof?

Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. We don’t walk on fragile rooflights or sheeting.

What affects the cost of flat roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available
  • How many separate roofs there are, like extensions, dormers and garages

Prices quoted always include VAT, and the written report is part of the package. Flat roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

Some details help us point you to the right survey and price. When you get in touch, it’s useful to mention:

  • The reason for the survey, such as buying, a leak or storm damage
  • The property’s address and postcode
  • When you need the report by
  • Photos of the roof, taken safely from ground level or a window

Unsure which package suits your roof? It is easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

When you need someone else

Before you book, it’s worth knowing what a survey won’t do:

  • Testing older roof sheets for asbestos
  • Fragile surfaces, which we don’t walk on
  • A fixed date for when the roof will need replacing

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Mastic asphalt
  • EPDM rubber
  • Upstands and outlets
  • GRP fibreglass
  • Felt flat roofs
  • Single-ply membranes

Checking the roof from ground level

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
