New roof snagging for Birch Green homes and businesses

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Arrange the inspection before settling the final bill
  • Raise snags in writing with your roofer
  • Watch for gutters overflowing in rain
  • Diary the defects period end date

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That is worth bearing in mind if a payment date is close.

Don’t settle the final bill until the roof has been inspected, where your contract allows. It keeps the job open until it’s right.

About our new roof snagging in Birch Green

We check the coverings, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it’s visible, and we look at the gutters too. You get a photo report of what we found. Any debris left behind or damage to other parts is recorded too. Typical surveys look at signs of condensation in the roof space and cracked or slipped new tiles or slates, on replacement roofs, new-build homes and ridges and verges.

Some older homes in villages like Birch Green are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

What you get is a clear record of the new roof on the day we saw it. It is useful right away, and a good reference for later, for example when you want to check whether anything has changed.

The survey, step by step

Once we’ve finished looking, we write up our findings as a photo-illustrated written report, emailed to you. As for time on site, most surveys take an hour or two for most houses, and more on a big or complicated roof. Older roofs in small places like Birch Green can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. The roof space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photos.

Questions from Birch Green

Do you cover smaller places like Birch Green?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Is my home in Birch Green listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

How long does new roof snagging take?

Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What does a new roof inspection cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

When should I book new roof snagging?

Before the final payment is best so snags can be raised while the job is still open. If that’s passed, book before any defects or warranty period ends.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

For landlords and managing agents

Letting agents can arrange access with tenants. Surveys run seven days a week, which helps when tenants work during the week.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or use the contact form with the addresses.

Leave it or get it looked at?

It is easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on it can be harder to get them back. A snagging report gives you something specific to raise. Around Birch Green, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

What you get with us

  • Over 5,000 surveys carried out
  • Drone flown under a CAA Flyer ID and Operator ID

When to book a survey in Birch Green

Roofers don’t always clear every gutter and lower roof. Broken tiles, offcuts and nails can block gutters or damage lower roofs.

A survey makes sense if you’ve noticed:

  • Underlay ending short at the eaves
  • Loose or badly finished ridge tiles
  • Missing or blocked roof ventilation
  • Loose flashings at walls or chimneys

Landlords with a home close to Marks Tey station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Choosing a roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their track record with similar roofs
  • What they will not be able to tell you

What to expect from a roof survey

New roof snagging in Birch Green: local notes

The coast is about 5 miles or less from Birch Green, and being near the sea means more wind and salt than a roof inland would face. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, so exposed details get a close look whether you’re buying or signing off new work. Layer Marney Tower, about 1.4 miles south-west, is one of the historic houses in the wider area around Birch Green. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

The streets around a church such as St Mary's Church are often among the oldest in a place, and if your home is one of the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Fixings and underlay hidden under the coverings
  • Legal advice on your contract
