FAQs for Brightlingsea

Do you cover smaller places like Brightlingsea?

Yes. Brightlingsea is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

I let a flat near Alresford station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

How much does a landlord roof survey cost in Brightlingsea?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

Will you inspect a roof that several owners share?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.

Landlord roof surveys for homes and businesses in Brightlingsea

A roof over tenants or leaseholders often gets attention only when water comes in. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. The findings come in a written report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to keep maintenance plans current. If you’ve noticed gutters overflowing onto walls and mortar falling from ridges and verges, we can find out what’s behind it.

Houses in smaller places like Brightlingsea can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What this survey can’t tell you

A survey is a close look at the let or shared roof, but it can’t do everything. Its limits include:

  • A full building survey of every part of the property
  • The structure in the way a structural engineer would assess it
  • Areas behind locked flats or blocked hatches

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

What we look at

  • Shared roofs
  • Gutters and downpipes
  • Blocks of flats
  • Rented houses
  • Converted houses
  • Flat roofs on blocks

Roofs, chimneys and gutters in Brightlingsea

Brightlingsea is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

Take an older house close to Church of St James: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Alresford station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Brightlingsea Primary School and Nursery will know that large buildings have long gutter runs and big roofs that need checking like any other.

Prices for landlord roof surveys in Brightlingsea

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The use of thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • The type of building, from a house to a block or an office

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Getting in touch

Here’s what helps us most when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • Photos of the roof, taken safely from ground level or a window
  • Your postcode, so we can check access and travel

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

Roof by roof

Shared chimney stacks

Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.

What happens if roof problems are left?

Finding a roof defect early typically means a smaller, planned job. Left until it leaks, a roof can damage ceilings and tenants’ belongings, plus urgent call-outs. Around Brightlingsea, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

All our prices include VAT. Prices start from £150, including VAT. You’ll know the exact price before booking.

For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Parking around Brightlingsea is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • If it isn’t your property yet, arrange access through the agent
  • Show us where any leaks or stains appear
  • Keep pets out of the way during the survey
