Landlord roof surveys for homes and businesses in Thorrington
A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it is safe to see them, along with the loft space where there is safe access. If you’ve noticed damp or stains in top-floor flats and flashings that have come away, we can find out what’s behind it.
In a village or hamlet like Thorrington, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How it works
We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes about 1–2 hours for a single let house, with blocks of flats taking longer. In a hamlet or village like Thorrington, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We agree which roofs and which parts of the building are included.
- Access to flats and the roof space is arranged with you in advance.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where it is safe.
- We photograph each defect and note how urgent it looks.
- We send a written report you can use to plan maintenance and budgets.

Why act early in Thorrington
On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it is one opinion against another. Around Thorrington, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Thorrington questions
Is the coastal weather around Thorrington hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Is my home in Thorrington listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you carry out surveys on Saturdays and Sundays?
Surveys run seven days a week. To find a day that suits you, call 07833 053749 or drop us an email.
What does a block roof survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Blocks are priced on their size and roofs, so ring 07833 053749 or email us for a price.
Is a landlord roof survey the same as a full building survey?
No, it focuses on the roof. It’s not a RICS Level 2 or 3 survey and doesn’t replace a structural engineer’s report.
Can you survey a shared roof?
Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to.
Do you advise on who is responsible under the lease?
No, we do not advise on leases, so ask your managing agent or a solicitor. We report on the roof’s condition and what needs attention.
What we look for on each type of roof
Roof spaces and lofts
Older roofs may have bitumen felt underlay or none at all. The report records the underlay where it’s visible.
Flat roofs on blocks and rear additions
Felt flat roofs often last around 15–20 years, so knowing roughly how old the roof is helps.
Landlord and commercial surveys in Thorrington
Landlords, agents and building managers in Thorrington and across Essex can book any of our surveys. To discuss a property or a block, call 07833 053749 or use the contact form.
Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.
Before and after the survey
Over many surveys, some simple habits stand out as worth the effort:
- Hold on to old reports to compare later
- Check your lease or ask a solicitor about who pays
- Survey the roof on a regular cycle
- Act on high-priority defects quickly
The report comes with photos and written recommendations, prioritised by urgency where relevant. It is emailed to you ready to pass on to whoever needs it.
Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.
Landlord roof surveys in Thorrington: local notes
Thorrington lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.
For site and facilities teams at buildings such as Colne Community School and College, a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of St Mary Magdelene: its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Great Bentley station, the gap between tenancies is a good time to have the roof looked at.
