DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

New roof snagging in Jaywick

We carry out new roof snagging in Jaywick and across London and the South East. A visit normally takes between one and two hours for most homes, depending on how much new work there is to check. Everything visible from safe vantage points is checked, and by drone where it’s applicable. You then get a written report with photos. We inspect on weekdays and at weekends. We survey replacement roofs, flashings and valleys and loft conversions and dormers, and the problems we’re asked to look at most are cracked mortar at the ridge or hips and cracked lower roofs or marked walls after the work.

In a smaller place like Jaywick, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Book snagging before the final payment
  • Check ceilings and the loft after heavy rain
  • Check that gutters weren’t left full of offcuts
  • Keep warranty papers safe

You receive a written report with photos of each snag and written recommendations. You can send it straight to your roofer.

Put the warranty or defects period end date in your diary. Arrange an inspection in good time so there’s time to raise anything.

What affects the cost of new roof snagging

We confirm the exact price before booking. These are the things that affect it:

  • The roof’s overall size
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see
  • Extra roofs, like extensions, dormers or garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What to tell us when you get in touch

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • When you need the report by
  • Photos of the roof, taken safely from the ground or a window
  • Anything about access we should know
  • The property’s address and postcode

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.

Buying a home or a new roof in Jaywick

Jaywick lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you let a flat or house near Clacton-On-Sea station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If you live in an older home near St Christopher, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Jaywick is about 2 miles south-west of Clacton-on-Sea, in Essex. We visit Jaywick as part of our work across Essex, for houses, flats and commercial buildings. Our area takes in places right across Essex, from the larger towns to small villages. Chelmsford is in our area too.

Every address in CO15 and CO16 is covered for new roof snagging, from the main roads to the quietest streets. If you need new roof snagging at a property on Park Square West, Park Square East and Gorse Way or a nearby road, we can survey it. Nearby, we also carry out new roof snagging in Seawick (1 mile west), Rush Green (1 mile north-east), Bocking's Elm (2 miles north), St Osyth (2 miles north-west) and Clacton-on-Sea (2 miles north-east). Further out, we also cover Colchester (12 miles north-west), Harwich (13 miles north-east), Camulodunum (13 miles north-west), Greenstead (11 miles north-west), Wivenhoe (9 miles north-west) and Brightlingsea (5 miles north-west).

Local landmarks in Jaywick

We work in homes and buildings around Never Say Die pub, Bishops Park College and Tendring Enterprise Studio School, among other places. Jaywick’s nearest station is Clacton-On-Sea station, about 2.2 miles north-east. For a walk, there is Colne Point nature reserve.

How the survey changes by roof type

Flashings

Flashings around chimney stacks are a common weak point, so we look at them closely.

Ridges, hips and verges

Ridges, hips and verges take the most weather. Bedding, dry-fix pieces and fixings are looked at where visible.

What happens if roof problems are left?

Defects and warranty periods have an end date. A snagging inspection before then leaves time to act. Homes in smaller places like Jaywick can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What you get with us

  • Photographs and a written report every time
  • Independent findings on the roof’s condition
  • 20+ years’ experience
  • Drones and thermal imaging where applicable

FAQs for Jaywick

Does a conservation area affect roof work in Jaywick?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is the coastal weather around Jaywick hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Let us know about it as you book and we’ll plan the survey around it.

Is this a RICS survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

What happens on the day

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes roughly 1–2 hours for most homes, depending on how much new work there is to check. For a survey in Jaywick, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Buyers: confirm access with the estate agent or seller
  • Agree roof access with the managing agent if it is shared
